<br /> Chapter 3 Sector One Tomorrow <br /> between the Purgatory and Willow Springs creeks floodways, and several small tracts <br /> located throughout the exisiting neighborhoods. <br /> High Density Residential <br /> Approximately 5 percent of the acreage in Sector One is designated high density <br /> residential. High density residential land uses are typically characterized by apartments <br /> and condominiums representing a density range greater than twelve dwelling units per <br /> acre. The areas designated high density residential include the Bracewood Circle <br /> fourplexes, an area south of the intersection of Hunter Road and Wonder World Drive, a <br /> tract along Hunter Road southwest of Dorrie Miller Junior High School, and several <br /> small tracts located throughout the existing neighborhoods. <br /> Public and Institutional <br /> Approximately 5 percent of the acreage in Sector One is designated public and <br /> institutional. Public and institutional land uses are characterized by public and semi- <br /> public uses of the land. This category includes land uses such as schools, universities, <br /> governmental buildings, airports, cemeteries, churches, nonprofit organizations, etc. The <br /> largest public and institutional land uses include Hernandez Intennediate School, Dorrie <br /> Miller Junior High School, Hays County Maintenance Center, SMCISD administrative <br /> annex (the old Junior High School), and several churches. In addition, several nonprofit <br /> organizations are located in Sector One, including the San Marcos Food Bank, the <br /> Mitchell Center, and others. Most of this land is tax exempt. <br /> Streets <br /> Approximately 11 % of the land in Sector One is designated for streets. The following <br /> new streets are planned: <br /> . Advance Street from Hamilton Avenue to Hood Street; <br /> . Gravel Street from end of street to Martin Luther King Drive; <br /> . Hood Street from Midway Street to Prospect Street; <br /> . Hunters Hill Drive from Stagecoach Trail to Foxtail Run; <br /> . Martin Luther King Drive from Wonder World Drive to Wilson Street; <br /> . Prospect Street from Gillet Street to Viola Street; <br /> . Purgatory Street from Wonder World Drive to Stagecoach Trail; <br /> . Stagecoach Trail from Hunter Road to Wonder World Drive; and <br /> . Wonder World Drive from Hunter Road to FM 110. <br /> 3-3 <br />
