EXHIBIT A LEGAL DESCRIPTION BEING A 0.036 ACRE TRACT OR PARCEL OF LAND (LICENSE AGREEMENT AREA) OUT OF THE THOMAS J. CHAMBERS SURVEY, CITY OF SAN MARCOS, HAYS COUNTY, TEXAS; SAME BEING A PORTION OF A CALLED 40 FOOT WIDE STRIP OF LAND (HOLLAND STREET EXTENSION) CONVEYED TO HAYS COUNTY TEXAS BY DEED DATED NOVEMBER 9, 1912 AND RECORDED IN VOLUME 63, PAGE 387, HAYS COUNTY DEED RECORDS; AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a nail found in concrete at the intersection of the southeast line of said Hays County called 40 foot strip of land (Holland Street Extension), with the northeast line of North LBJ Drive, a 60 foot right -of -way, as widened, for the south corner of the herein described tract of land, same being at the west corner of Lot IA of Hillside Villas, Amended Plat of Lots 1 and 2, an addition to the City of San Marcos according to the map thereof recorded in Volume 16, Page 204 of the Plat Records of Hays County, Texas, and from which an iron rod found in the northwest line of said Lot IA bears North 43 °58'42" East, a distance of 420.30 feet and a 1/2" iron rod found in the northeast line of said North LBJ Drive, 60 foot right -of -way, as widened, same being a south corner of said Lot IA bears South 44 °56'47" East, a distance of 663.50 feet; THENCE departing said Lot IA, North 43 138'30" West, crossing said Hays County called 40 foot strip of land (Holland Street Extension) a distance of 20.98 feet to a 1/2" iron rod found for the west corner of the herein described tract of land, same being at the south corner of that certain called 0.13 acre tract of land (out of said Hays County called 40 foot strip) as conveyed to Daniel C. Anderson by the City of San Marcos in Exhibit B of the Exchange Special Warranty Deed of record in Volume 1853, Page 409, Official Public Records of Hays County, Texas, and being in the north line of said North LBJ Drive, and from which a 1/2" iron rod found at the east corner of said Daniel C. Anderson called 0.13 acre tract of land bears North 43 °54'05" East, a distance of 188.45 feet; THENCE departing said North LBJ Drive, North 43 °54'05" East, along the southeast line of said Daniel C. Anderson called 0.13 acre tract, a distance of 75.00 feet to a 1/2" iron rod set for the north corner of the herein described tract of land; THENCE departing said Daniel C. Anderson called 0.13 acre tract and crossing said Hays County called 40 foot strip of land (Holland Street Extension), South 46 105'55" East, a distance of 21.06 feet to a 1/2" iron rod set in the southeast line of said Hays County called 40 foot strip of land and the common northwest line of the aforesaid Lot IA, Hillside Villas, for the east corner of the herein described tract; THENCE South 43 °58142" West, along said common line a distance of 75.90 feet to to the POINT OF BEGINNING and CONTAINING 0.036 ACRES OF LAND.
