VOL 176 PACE 622 DESCRIPTION OF 2,250 SQUARE FEET, MORE OR LESS, OF LAND AREA IN THE WILLIAM PETTUS TWO LEAGUE GRANT SURVEY, CITY OF SAN MARCOS, CALDWELL COUNTY, TEXAS, BEING A PORTION OF THAT TRACT DESCRIBED AS "TRACT 2-11.050 ACRES" IN A DEED FROM THE UNITED STATES OF AMERICA TO THE CITY OF SAN MARCOS DATED FEBRUARY 26, 1976 AND RECORDED IN VOLUME 376, PAGE 257 OF THE CALDWELL COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a 1/2" iron rod set for the south corner of this tract, from which a 1/2" iron rod found for an interior corner in the southeast line of the City of San Marcos 11. 050 acre tract bears S 56° 07' 04" E 260.97 feet and from which a 1/2" iron rod found for the east corner of the City of San Marcos 11.050 acre tract bears S 89° 12' 28" E 460.83 feet; THENCE leaving the PLACE OF BEGINNING as shown on that plat numbered 24325-97-a dated October 8,1997 as prepared for Gene Hogue by Byrn & Associates, Inc. of San Marcos, Texas, N 22° 27' 25" W 50.15 feet to a 1/2" iron rod set for the west corner of the herein described tract; THENCE N 67° 32' 35" E 45.00 feet to a 1/2" iron rod set for the north corner of the herein described tract, from which a 1/2" iron rod found for the west corner of "the Dougal 6750 square foot lease" bears N 32° 30' 47" E 18.86 feet; THENCE S 22° 27' 25" E 50.15 feet to a 1/2" iron rod set for the east corner of the herein described tract; THENCE S 67° 32' 35" W 45.00 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 2250 square feet, more or less, of land area as prepared from public records and a survey made on the ground on October 8, 1997 by Byrn & Associates, Inc. of San Marcos, Texas.
