<br /> Chapter 2 Sector Two Today <br /> The Built Environment <br /> Land Use <br /> Sector Two encompasses 815.15 acres, or 1.27 square miles; 7% of the 17.84 square <br /> miles in the City of San Marcos.- According to the April 1996 survey by the City of San <br /> Marcos Planning and Development Services Department, the Sector Two existing land <br /> uses by category are: <br /> Land Use Cate~!Orv Acreage Percentage <br /> Single Family 320.17 39% <br /> Vacant 281.13 35% <br /> Right -of-Way 106.48 13% <br /> Public and Institutional 58.21 7% <br /> Duplex 27.07 3% <br /> Commercial 9.36 1% <br /> Open Space / Floodway 7.10 .9% <br /> Multi-Family 3.31 .6% <br /> Industrial 1.57 .3% <br /> Mobile Home .75 .2% <br /> -------- ------ <br /> 815.15 100% <br /> Existing land use categories are defined by how the land is currently being used, and not <br /> by its existing zoning or its future land use map designation. The Sector Two Existing <br /> Land Use map is presented on the following page. <br /> Single Family <br /> The largest percentage of acreage in Sector Two is single family land use (39%). Single <br /> family includes one single family dwelling unit per lot. Single family homes are located <br /> throughout Sector Two and dominate the Greater Castle Forest, Oak Heights, and Park <br /> Place neighborhoods. <br /> Vacant <br /> The second largest percentage of acreage in Sector Two is vacant land (35%). The <br /> majority of the vacant land in Sector Two is located west of the Greater Castle Forest and <br /> Westover neighborhoods with other large vacant tracts in the Oak Heights and Southwest <br /> Hills neighborhoods. In addition, 13% of the land in Sector One is right-of-way for <br /> streets. <br /> Public and Institutional <br /> Approximately 7 percent of the acreage in Sector Two is public and institutional. All the <br /> public and institutional land uses are situated on Bishop Street and Ranch Road 12, the <br /> two thoroughfares in Sector Two, except for Crockett Elementary School, which is on <br /> Girard Avenue and Clyde Street. In addition to Crockett, the other Sector Two public <br /> and institutional land uses are the San Marcos Cemetery, Scheib Opportunity Center, <br /> 2-3 <br />
