Chapter 2 Sector Two Today The Built Environment Land Use Sector Two encompasses 815.15 acres, or 1.27 square miles; 7% of the 17.84 square miles in the City of San Marcos.- According to the April 1996 survey by the City of San Marcos Planning and Development Services Department, the Sector Two existing land uses by category are: Land Use Cate~!Orv Acreage Percentage Single Family 320.17 39% Vacant 281.13 35% Right -of-Way 106.48 13% Public and Institutional 58.21 7% Duplex 27.07 3% Commercial 9.36 1% Open Space / Floodway 7.10 .9% Multi-Family 3.31 .6% Industrial 1.57 .3% Mobile Home .75 .2% -------- ------ 815.15 100% Existing land use categories are defined by how the land is currently being used, and not by its existing zoning or its future land use map designation. The Sector Two Existing Land Use map is presented on the following page. Single Family The largest percentage of acreage in Sector Two is single family land use (39%). Single family includes one single family dwelling unit per lot. Single family homes are located throughout Sector Two and dominate the Greater Castle Forest, Oak Heights, and Park Place neighborhoods. Vacant The second largest percentage of acreage in Sector Two is vacant land (35%). The majority of the vacant land in Sector Two is located west of the Greater Castle Forest and Westover neighborhoods with other large vacant tracts in the Oak Heights and Southwest Hills neighborhoods. In addition, 13% of the land in Sector One is right-of-way for streets. Public and Institutional Approximately 7 percent of the acreage in Sector Two is public and institutional. All the public and institutional land uses are situated on Bishop Street and Ranch Road 12, the two thoroughfares in Sector Two, except for Crockett Elementary School, which is on Girard Avenue and Clyde Street.
