<br /> Chapter 2 Sector Two Today <br /> and institutional land uses are the San Marcos Cemetery, Scheib Opportunity Center, <br /> Westover Baptist Church, and the Seventh Day Adventist Church. Most of this land is <br /> tax exempt. <br /> Duplex <br /> Approximately 3 percent of the acreage in Sector Two is duplex land use. Duplexes, two <br /> dwelling units on one lot that share a common wall, are found in scattered concentrations <br /> in the Westover and Southwest Hills neighborhoods. <br /> Commercial <br /> Approximately 1 percent of the acreage in Sector Two is commercial land use, which <br /> includes retail and office uses. The majority of commercial uses in Sector Two are <br /> located along Ranch Road 12. In addition, the Bishops Comer complex is located at <br /> Bishop Street and Franklin Drive, and a few other commercial properties are located on <br /> Franklin Drive west of Bishop Street. <br /> Open Space / Floodway <br /> Less than 1 percent of the acreage in Sector Two is open space / floodway. The open <br /> space / floodway designation includes floodways and parks; however, there are no <br /> floodways located in Sector Two. There are some significant drainage easements located <br /> in the Greater Castle Forest Neighborhood. In addition, there are three dedicated parks <br /> located within the Greater Castle Forest Neighborhood: two on Lancaster Street (Castle <br /> Forest and Sendera) and the other on Nevada Street. Only the Castle Forest Park is <br /> developed as a park at present. <br /> Multifamily <br /> Less than 1 percent of the acreage in Sector Two is multifamily land use, which is more <br /> than two dwelling units on one lot. The largest multifamily projects in Sector Two <br /> include a 16-unit townhome complex on the curve of Ranch Road 12 across from the <br /> SWT campus, Bishops Comer complex on Bishop Street at Franklin Drive, a 7 -unit <br /> complex on Marlton Street, and a 4-unit complex on Girard Avenue. <br /> Industrial <br /> Less than 1 percent of the acreage in Sector Two is industrial land use. The only <br /> industrial land use in Sector Two is the Industrial Solvents company located at the <br /> intersection of Franklin Drive and Dartmouth Avenue. <br /> Mobile Home <br /> Less than 1 percent of the acreage in Sector Two is mobile homes land use. There are <br /> only four mobile home lots located in Sector Two: three lots on Franklin Drive west of <br /> Bishop Street and one lot on Nevada Street near Indiana Street. <br /> 2-4 <br />
