<br /> Chapter 2 Sector Two Today <br /> Housing <br /> In December 1996, the City of San Marcos Planning and Development Services <br /> Department conducted a housing survey within Sector Two. The survey included the <br /> number and types of housing located within the area. The housing survey indicated there <br /> were 1,068 housing units. A breakdown ofthe hpusing types in Sector Two are: <br /> Housing Buildings Units <br /> Single Family 800 800 <br /> Duplex 113 226 <br /> Multifamily 5 38 <br /> Mobile Home 4 4 <br /> Figure 2-1 <br /> Sector Two <br /> Housing Units <br /> Multifamily <br /> Duplex 3% <br /> 21% <br /> Mobile <br /> Home <br /> 1% Single Family <br /> 75% <br /> According to the 1990 Census, 52% of the housing in Sector Two was owner occupied, <br /> and 48% was renter occupied. The figures for the city as a whole were 31.6% owner <br /> occupied and a whopping 68.4% renter occupied. Residents in donns or institutional <br /> housing were not counted in these figures. Vacancy in 1990 was reported as 6% in <br /> Sector Two and 9.8% city wide. <br /> Housing occupancy in San Marcos in all sectors in 1996 is close to 98%. The seemingly <br /> steep decline in vacancy can be attributed to several factors. The housing market has <br /> recovered from the slump in the 1980's, with many dwellings then on the market now <br /> sold and occupied. The City's program for condemning vacant dilapidated housing has <br /> resulted in over 100 demolition's or renovations in the last few years. Population has <br /> 2-9 <br />
