<br /> Chapter 3 Sector Two Tomorrow <br /> Future land use categories are defined by how the land will be used in the future, and not <br /> by how the land is currently being used or how the land is currently zoned. The Sector <br /> Two Future Land Use Plan map is presented is described below. <br /> Low Density Residential <br /> The largest percentage of acreage in Sector Two is designated low density residential <br /> (58%). Low density residential land uses are characterized by residential units <br /> representing a density of three to six dwellhîg units per acre. The majority of land in <br /> Sector Two designated low density residential. <br /> Public and Institutional <br /> Approximately 8 percent of the acreage in Sector Two is designated public and <br /> institutional. Public and institutional land uses are characterized by public and semi- <br /> public uses of the land. This category includes land uses such as schools, universities, <br /> governmental buildings, airports, cemeteries, churches, nonprofit organizations, etc. The <br /> largest public and institutional designated land includes the San Marcos Cemetery, <br /> Crockett Elementary School, Scheib Opportunity Center, Westover Baptist Church and <br /> the Seventh Day Adventist Church. <br /> Mixed Use <br /> Approximately 7 percent of the acreage in Sector Two is designated as a mixed use area. <br /> A mixed use area is characterized by a combination of public and institutional, low <br /> density residential, medium density residential, high density residential and commercial <br /> land uses. The only land designated as a mixed use area is a tract of land located south of <br /> the intersection of Ranch Road 12 and Bishop Street. <br /> A mediated Design Workshop was held on November 22, 1997 to resolve concerns/issues <br /> and develop a conceptual land use plan for this tract of land. The conceptual land use plan <br /> is presented on the following page.
