<br /> 27 <br /> >. <br /> RESOLUTION 1996- 45R <br /> A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF <br /> SAN MARCOS, TEXAS, AMENDING THE FUTURE LAND <br /> USE MAP OF THE MASTER PLAN OF THE CITY, FROM <br /> HIGH DENSITY RESIDENTIAL TO COMMERCIAL FOR A <br /> 6.88 ACRE TRACT OF PROPERTY LOCATED IN THE 1600. <br /> - BLOCK OF RIVER ROAD (AT THE INTERSECTION OF <br /> RIVER ROAD AND STATE HIGHWAY 80) AND DECLARING <br /> AN EFFECTIVE DATE. <br /> RECITALS: <br /> 1. On January 23, 1996, the Planning and Zoning Commission of the City of San <br /> Marcos held a p!-1þlic hearing regarding a request to amend the Future Land Use Map of <br /> the Master Plan from High Density Residential to Commercial for a 6.88 acre tract of <br /> property located in the 1600 Block of River Road (at the intersection of River Road and <br /> State Highway 80). <br /> 2. Subsequent to the public hearing on that date, the Planning and Zoning <br /> Commission did, on January 23, 1996, consider the request and voted to approve it and <br /> . <br /> has recommended that the request be approved by the City Council of the City. <br /> 3. The City Council held a public hearing on the25th day of March ,1996, <br /> regarding the request. <br /> 4. All requirements of the Master Plan pertaining to amendments have been met. <br /> 5. The City Council hereby finds and determines that the adoption of the following <br /> resolution is in the interest of the public health, morals, welfare and safety. <br /> BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br /> TEXAS: <br /> PART 1. That the following described tract of real property which is in an area <br /> shown on the Future Land Use Map of the Master Plan of the City of San Marcos as High <br /> Density Residential shall be shown on that map as Commercial: <br /> Street address: 1600 Block of River Road (at the intersection of River Road <br /> and State Highway 80). <br /> Size: 6.88 acres. <br /> Legal description: See attached Exhibit A. <br /> <br /> Deed or plat reference: Volume 361, Page 166, Hays County Deed Records. <br /> PART 2.
