<br />DEED DEDICATING WATER LINE EASEMENT
<br />AND ACCESS EASEMENT
<br />
<br />THE COUNTY OF HAYS

<br />KNOW ALL PERSONS BY THESE PRESENTS:
<br />
<br />That We, REECE MORRISON and BEVERLY MORRISON, of the County
<br />of Hays, State of Texas, hereinafter referred to as GRANTORS, for
<br />the sum of Ten Dollars ($10.00), in hand paid, and other good and
<br />valuable consideration, the receipt and sufficiency of which are
<br />hereby acknowledged, do hereby GRANT, SELL AND CONVEY unto the
<br />ELIM WATER COMPANY, INC., a Texas corporation existing by and
<br />under the laws of. the State of Texas, its successors and assigns,
<br />hereinafter referred to as GRANTEE, an easement for the free and
<br />uninterrupted use, liberty, privilege and easement for a water
<br />pipe line together with its appurtenances (together known as
<br />"water line"), passing in, along and across that real property
<br />described in Exhibit" I" attached hereto, together with free
<br />ingress, egress and regress thereto and therefrom, for the purpose
<br />of enabling GRANTEE to place, install, construct, reconstruct,
<br />relocate, operate, repair and remove water lines and maintain
<br />water lines and their appurtenances, along¡ across, through¡
<br />under and over said easement and an additional access easement
<br />granted for the purpose of enabling access to the water line
<br />easement. Said access easement shall pass in, along and across
<br />that real property described in Exhibit "2", attached hereto and
<br />made a part hereof for all purposes.

<br />The easements herein granted and conveyed for right-of-way of
<br />a water line and access are intended to be, and shall be construed
<br />as covenants running with the land¡ binding upon the land
<br />described in the attached exhibits, and to the present and
<br />successive owners thereof.
<br />
<br />TO HAVE AND TO HOLD the said easements, together with all of
<br />the rights herein granted, unto said GRANTEE, its successors and
<br />assigns, as long as the same shall be useful for the purposes of
<br />and desired by said GRANTEE, its successors and ass~gns, and
<br />GRANTORS bind themselves, their heirs, executors, successors and
<br />assigns, to warrant and forever defend all and singular said
<br />premises unto the GRANTEE, its successors and assigns, against
<br />every person whoever lawfully claiming or to claim the same or any
