<br /> I 05"E' <br /> 13. Utilities: - <br /> Lessee shall have all utility services used by it metered in its own name and shall <br /> promptly pay all bills. <br /> 14. Lessor's Access to Leased Premises: <br /> Lessor shall at all times have access to the Leased Premises. <br /> 15. Indemnification: <br /> Lessee agrees to protect, defend, indemnify and hold Lessor, and its employees, <br /> agents, officers and servants free and harmless from all losses, claims, liens, <br /> demands and causes of action of every kind including, but not limited to, the <br /> amounts of judgments, consequential and/or incidental damages, penalties, <br /> interest, court costs, legal fees and all other expenses occurring in connection with <br /> . <br /> this Agreement, except those arising or resulting from the willful misconduct of <br /> Lessor or its agents, employees and contractors. .Lessee agrees to investigate, <br /> respond to, and defend any such claims, demands, or suits at the sole expense of <br /> Lessee. The indemnity required by this Agreement shall not be limited by reason <br /> of the specification of any particular insural)ce coverage in this Agreement. Lessee <br /> '- <br /> further agrees to obtain from its contractors, subcontractors, and consultants the <br /> same indemnification in writing of Lessor as stated above. <br /> 16. Insurance: <br /> a. The Lessee shall, at its own expense, purchase and maintain such <br /> insurance as will protect it from claims as set forth below which may arise out <br /> of its operations under this Agreement, whether such operations are by itself <br /> or by any subcontractor or by anyone directly or indirectly employed by any <br />
