Surrender of Leased Premises: <br /> Lessee will at the expiration of this Agreement or upon any sooner ter~ination, quit <br /> and surrender the Leased Premises to Lessor peaceably, quietly and in as good <br /> order and condition as now exists, reasonable use and wear and authorized <br /> improvements excepted. <br />10. Nondiscrimination: <br /> The Lessee shall not discriminate against any employee or applicant for <br /> employment because of race, religion, sex, color, national origin, age or physical <br /> handicap. The Lessee shall include a similar provision in any subcontract it may <br /> . <br /> enter into in connection with this Agreement. <br />11. Additional Payments by Lessee: <br /> Lessee shall pay, in addition to the rental specified, all permit fees, license fees, <br /> and any and all taxes required by law and/or by ordinances of the City of San <br /> Marcos, Texas, incurred or occasioned ~y Lessee's installation, use, operation, <br /> maintenance and/or removal of Lessee's equipment at, on, or from the Leased <br /> Premises. <br />12. Assignments: <br /> Lessee shall have the right to assign this Agreement with Lessor's consent which <br /> shall not be unreasonably withheld, to any corporation, or to any person or entity <br /> which acquires substantially all of Lessee's assets, provided that such assignee <br /> assumes in full all of Lessee's obligations under the Agreement. <br />
