FREEMAN DATED AUGUST 13, 1943 AND RECORDED IN - - VOLUME 127, PAGE 421 OF THE HAYS COUNTY DEED RECORDS, AND BEING 1 MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOwS: COMMENCING at a fence post for the corrunon south corner of the Freeman 625-19 acre traét and the west corner of that 716.234 acre tract described in a deed from Christine Alexander, Substitute Trustee to the Frost National Bank of San Antonio dated February 7, 1989 and recorded in Volume 769, Page 688 of the Hays County Real Property Records, being in the northeast line of Ranch Road No. 12; THENCE leaving the PLACE OF COMMENCEMENT with the common northeast line of Ranch Road No. 12 and the southwest line of the Freeman 625.19 acre tract, the following three courses: 1. 1'1 66' 16' 11" W 449.11 feet to a concrete highway monument found at the beginning of a right-breaking curve, and 2. with a right-breaking curve having the.. following characteristics: central anglé = 05. 56' 19", radius = 2815.00 feet, arc length = 291.77 feet and a chord which bea rs N 63' 16' 08" W 291.64 feet to a 1/2" iron rod set in fence for the south corner and PLACE OF BEGINNING for the herein tract of land; THENCE leaving the PLACE OF BEGINNING as shown on that plat numbered 23799-95-a dated June 28,1995 as prepared for the City of San Marcos by Byrn & Associates, Inc. of San Marcos, Texas, and continuing with the common northeast line of Ranch Road No. 12 and southwest line of the Freeman 625.19 acre tract, being a right- breaking curve having the following characteristics: central angle = 00' 24' 33", radius = 2815.00 feet, arc length = 20.10 feet and a chord which bears 1'1 60' 05' 42" W 20.10 feet to a 1/2" iron rod I set in fence for the west corner of. the herein described tract; \ THENCE entering the Freeman 625.19 acre tract, N 35' 45' 36" E 117.47 feet to a 1/2" iron rod set for the north corner of the herein described tract; THENCE S 54" 14' 24" E 20.00 feet to a 1/2" iron rod set for the east corner of the herein described tract, from which another 1/2" iron rod set bears S 54" 14'24" E 80.00 feet; THENCE S 35" <; 5' 36" W 115.42 feet to the PLACE OF BEGINNING.
