<br /> 97 <br /> . <br /> STATE OF TEXAS § - <br /> § <br /> COUNTY OF GUADALUPE § <br /> LEASE AGREEMENT <br /> ,?rfi( THIS AGREEMENT is made and entered into this 25th day of June, 1996, by <br /> and between KING PROPERTIES;OF SEGUIN, of Guadalupe County, Texas, whose <br /> ._. address is 1117 East Court Street, Seguin, Texas 78155, hereinafter called "Lessor," and <br /> the City of San Marcos WIC Program, whose address is 630 East Hopkins Street, San <br /> Marcos, Texas 78666, hereinafter called "Lessee." <br /> NOW THEREFORE, in consideration of the rents to be paid and the mutual <br /> convenants to be performed, the parties agree as follows: <br /> 1. DESCRIPTION OF LEASED PREMISES: Lessor leases and demises to Lessee <br /> approximately 1,200 square feet of office space located within real property and <br /> improvements situated in Seguin, Texas 78155, with the address of 219 South Leonard <br /> Lane. <br /> 2. TERM: The Lessor agrees, and does lease the premises to the Lessee <br /> beginnning on June 1, 1996 and terminating on September 30, 199.6. <br /> 3. RENEWALS: Lessee shall, by giving written notice to the Lessor on or before <br /> the sixtieth (60th) day prior to the expiration of this Lease, have the option to renew this <br /> Lease for one (1) year under the same terms and conditions and at a rental rate to be <br /> agreed upon by the parties. <br /> 4. HOLDING OVER: If the Lessee remains in possession of the Leased <br /> Premises after the expiration of this Lease, and without the execution of a new Lease, it <br /> . shall be deemed to be occupying the Leased Premises as a tenant from month-to-month, <br /> : subject to all conditions, provisions, and obligatibns of this Lease. <br /> " '- <br /> 5. RENTAL: Lessee shall pay to Lessor rent at the rate of ONE THOUSAND <br /> ONE HUNDRED SEVENTY-NINE and 00/100 Dollars ($1,179.00) per month for each <br /> month during the term of this Lease. The payment will be mailed to KING PROPERTIES, <br /> ~ c/o KW~302 Yorktown, San Antonio, Texas 78230. <br /> K/N6) <br /> 6. USE OF THE PREMISES: The Leased Premises shall be used to operate <br /> the WIC Program. The Leased Premises shall not be used for any other type of activity <br /> without the express written consent of the Lessor. <br /> 7. QUIET POSSESSION: The Lessor covenants and warrants that the Lessee <br /> has full right and lawful authority to enter into the Leased Premises for the full term as <br /> provided in this Lease.
