DESCRIPTION OF 6750 SQUARE FEET, MORE OR LESS, OF LAND AREA IN the WILLIAM PETTUS TWO LEAGUE GRANT SURVEY, CITY OF SAN MARCOS, -- CALDWELL COUNTY, TEXAS, BEING A PORTION OF THAT TRACT DESCRIBED AS "TRACT 2 - 11.050 ACRES" IN A DEED FROM THE UNITED STATES OF AME RICA TO THE CITY OF SAN MARCOS DATED FEBRUARY 16, 1976 AND RECORDED IN VOLUME 376, PAGE 257 OF THE HAYS COUNTY DEED RECORDS AND BEING ,MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a 1/211 iron rod set for the northeast corner of this tract, from which an iron rod with an aluminum "Swartll cap found for the east corner of that tract described as Bregger 3187 'square foot tract bears S 68'" 53' 5311 E 29.53 feet; >I THENCE leaving the PLACE OF BEGINNING as shown on that plat numbered 24082-96-a dated August 9, 1996 as prepared for Arwin Dougal by Byrn & Associates, Inc. of San Marcos, Texas, with the east line of this tract, S 22~ 27' 2511 E 75.00 feet to a 1/2" iron rod set in the edge of an asphalt taxiway for the southeast corner of this tract; THENCE with the south line of this tract, being along the edge of ¡ said asphalt taxiway, S 67° 32' 3511 W 90.00 feet to a 1/2" iron rod set for the southwest corner of this tract, from which a 1/2" iron rod found for an interior corner in the southwest line of the aforereferenced City of San Marcos 11.050 acre tract bears S 45c 01' 02" E 219.98 feet, and from which a 1/2" iron rod found fòr the east corner of said 11.050 acre tract bears S 87° 40' 4811 E 399.94 feet; THENCE leaving the asphalt taxiway with the west line of this tract, N 22' 27' 25" W 75.00 feet to a 1/2" iron rod set for the northwest corner of this tract; THENCE with the north line of this tract, N 67' 32' 3511 E 90.00 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 6750 square feet, more or less, of land area as prepared from public records and a survey made on the ground on August 9, 1996 by Byrn,& Associates, Inc. of San Marcos, Texas.
