Joint Use Agreement <br />Hays County to City of San Marcos <br />Broadway Street Park <br /> Page 1 of 1 <br /> <br />EXHIBIT "A" <br /> <br />DESCRIPTION OF A 0.388 ACRE (I6,932 SF) TRACT OF LAND, LOCATED IN THE <br />J.M. VERAMINDI LEAGUE NUMBER ONE iN THE CiTY OF SAN MARCOS, SITUATED <br />IN HAYS COUNTY TEXAS, AND BEING A PORTION OF THAT 1.195 ACRE TRACT OF <br />LAND CONVEYED BY CHURCH OF JESUS CHRIST OF LATTER-DAY SAINTS TO <br />HAYS COUNTY BY WARRANTY DEED RECORDED IN VOLUME 387, PAGE 764 OF <br />THE DEED RECORDS OF HAYS COUNTY, TEXAS, SAID 0.388 ACRE TRACT BEING <br />MORE PARTICULARLY' DESCRfBED BY METES AND BOUNDS AS FOLLOWS: <br /> <br />BEGINNING at an iron pin found on the east right-of-way line of Lockwood Drive for the west most corner <br />of said 1.195 acre parent tract conveyed to Hays County by deed recorded in Volume 387, Page 764 of <br />the Deed Records of Hays County, said iron pin found being also the west most corner of the 0.388 acre <br />tract herein described; <br /> <br />THENCE, with the east right-of"way line of Lockwood Drive being also the west boundary line of the 1.195 <br />acre parent tract, N 44° 04' 00" E, a distance of 99.37 feet to a point for the northwest corner of the 0.388 <br />acre tract herein described;. <br /> <br />THENCE, traversing across said 1.195 acre parent tract, parallel and along the back of an existing <br />concrete curb and gutter of a parking lot, S 60° 54' 20" E, a distance of 133.05 to a point for the northeast <br />corner of the 0.388 acre tract herein described; <br /> <br />THENCE, continuing to traverse across said 1.195 acre parent tract, parallel and along the back of an <br />existing concrete ribbon curb of a parking lot, S 29° 37' 05" W, a distance of 116.00 feet to a point on the <br />north right-of"way line of Broadway Street, being also the south boundary line of the 1.195 acre parent <br />tract for the southeast corner of the 0.388 acre tract herein described; <br /> <br />THENCE, along the north right-of-way line of Broadway Street, and the south boundary line of the 1.195 <br />acre parent tract S 60° 40' 00" E, a distance of 143.81 feet to the diagonal right-of"way line at the north <br />east intersection of Broadway Street and Lockwood Drive being a southwest corner of the 1.195 acre <br />parent tract and the 0.388 acre tract herein described; <br /> <br />THENCE, along the diagonal right-of"way line at the northeast intersection of Broadway Street and <br />Lockwood Drive being also the diagonal boundary of the 1.195 parent tract and the 0.388 acre tract <br />herein described, S 06° 26' 00" E, a distance of 23.84 feet to the PLACE OF BEGiNNiNG and containing <br />0.388 acres of land more or less. <br /> <br />275. <br /> <br />That I, Jose M.
