<br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
<br />SAN MARCOS, TEXAS AMENDING THE OFFICIAL ZONING
<br />MAP OF THE CITY BY REZONING LOTS 1,2,6,7,8,10,
<br />11,15,16,18,20,23,24 AND 25, RIVER RIDGE SUBDIVISION,
<br />LOCATED IN THE 100 THROUGH 1200 BLOCKS OF
<br />CARLSON CIRCLE, FROM "PUD" PLANNED UNIT DISTRICT
<br />TO "LI" LIGHT INDUSTRIAL DISTRICT AND BY REZONING
<br />LOTS 9, 12, 13 AND 14, RIVER RIDGE SUBDIVISION,
<br />LOCATED IN THE 2200 AND 2300 BLOCKS OF IH 35
<br />NORTH AND THE 300 BLOCK OF RIVER RIDGE PARKWAY,
<br />FROM "PUD" PLANNED UNIT DISTRICT TO "C"
<br />COMMERCIAL DISTRICT; INCLUDING PROCEDURAL
<br />PROVISIONS; AND PROVIDING FOR PENALTIES.

<br />1. On August 13, 1996, the Planning and Zoning Commission of the City of San
<br />Marcos held a public meeting regarding a request to change the zoning from "PUD"
<br />Planned Unit District to "LI" Light Industrial District for Lots 1 ,2, 6, 7, 8, 10, 11, 15, 16, 18,
<br />20, 23, 24, and 25, River Ridge Subdivision, located in the 100 through 1200 blocks of
<br />Carlson Circle, and to change the zoning from "PUD" Planned Unit District to "C"
<br />Commercial District for Lots 9, 12, 13 and 14, River Ridge Subdivision, located in the 2200
<br />and 2300 blocks of IH 35 North and the 300 block of River Ridge Parkway.
<br />
<br />2. Subsequent to the public hearing on that date, the Planning and Zoning
<br />Commission did, on August 13, 1996 consider ånd vote to approve the request, and has
<br />recommended that the request be approved by the City Council of the City.
<br />
<br />3. The City Council held a public hearing on the 23rdday of September,
<br />1996, regarding the request.
<br />
<br />4. All requirements of Chapter 114, Zoning, of the San Marcos City Cod~ pertaining
<br />to zoning map amendments have been met.
<br />
<br />5. The City Council finds and determines that the adoption of the following ordinance
<br />is in the interest of the public health, morals, welfare and safety.

<br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS,
<br />TEXAS:

<br />SECTION 1. The Official Zoning Map of the City, as described in Section 114.029
<br />of the San Marcos City Code, is amended to rezone the following real property which is
<br />presently zoned "PUD" Planned Unit District to "LI" Light Industrial District
<br />
<br />Street address: 1 00 through 1200 blocks of Carlson Circle
<br />
<br />Leqal description: Lots 1, 2, 6, 7, 8,10,11,15,16,18,20,23,24 and 25 of the
<br />River Ridge Subdivision.
<br />
<br />Deed or plat reference: Volume 4, Pages 212-218, Hays County Plat Records.
<br />
<br />SECTION 2. The Official Zoning Map of the City, as described in Section 114.029
<br />of the San Marcos City Code, is amended to rezone the following real property which is
<br />presently zoned "PUD" Planned Unit District to "C" Commercial District
