Genlyte agrees to ensure that all of the Improvements described below will <br /> ." . <br /> conform to all applicable City ordinances and regulations, including but not limited to the <br /> City's Master Plan, and Chapter 5-Buildings and Building Regulations, Chapter 74-Streets <br /> and Sidewalks, Chapter 94-Development Standards, Chapter 110-Subdivisions, and <br /> . <br /> Chapter 114- Zoning, of the San Marcos City Code. <br /> 2. <br /> PROPERTY IMPROVEMENTS <br /> A. Genlyte agrees to have the Improvements, consisting of the following, <br /> constructed on the Property to serve as a facijity for the manufacturing of decorative <br /> outdoor landscape lighting fixtures by Hadco, a subsidiary of Genlyte: <br /> 1. Demolish old infrastructure and sheds. <br /> 2. General building upfit including electrical, plumbing, heating, air conditioning, <br /> roofing and painting, substantially as depicted on the attached Exhibit B. <br /> B. The total estimated cost of the Improvements is approximately $600,000. <br /> Genlyte will ensure that the Improvements will be completed by June 30, 1997. <br />
