<br /> 171< <br /> ARTICLE 10. <br /> Access to Premises <br /> 10.01 Lessor may enter upon the Leased Premises at all reasonable <br /> hours for the purpose of inspecting the premises with 48 hours <br /> notice. Lessor shall not be liable to Lessee for any expense, <br /> loss, or damage from any such entry upon the Leased Premises. <br /> ..... <br /> 10.02 Lessee shall not at any time impede access by Lessor or its <br /> agent, or by Airport patrons to the fuel storage area located <br /> next to the Leased Premises. <br /> ARTICLE 11. <br /> Assignment and Subletting. <br /> 11.01 Lessee may not assign or sublease this Lease without first <br /> obtaining the prior written approval of the Lessor and further <br /> provided that no sublease or assignment of lea,se shall ever be <br /> given except for the purposes and uses authorized hereby. <br /> 11.02 If Lessor transfers and assigns its interest in this Lease and <br /> the Leased Premises to a person, firm or corporation, which <br /> assumes Lessor's obligations, Lessee must look solely to the <br /> - successor in interest of Lessor. Any security given by Lessee <br /> to secure performance of its obligations may be assigned and <br /> transferred by Lessor to such successor in interest of Lessor <br /> and Lessor shall then be discharged of any further obligation. <br /> ARTICLE 12. <br /> Events of Default and Remedies. <br /> 12.01 The following events are events of default by Lessee under this <br /> Lease: <br /> (I) Lessee fails to pay when due any rental or any other sums or <br /> charges under this Lease and fails to cure such failure <br /> after 30 days notice. <br /> (2) Lessee fails to comply with any term, provision, or covenant <br /> of this Lease, other than the payment of rent, and does not <br /> cure the failure within 30 days after written notice of the <br /> non-compliance. <br /> (3) Lessee becomes insolvent, or makes a transfer in fraud of <br /> creditors, or makes an assignment for the benefit of <br /> -12- <br />
