<br /> " <br /> payable to Lessor under the terms of this Lease, interest at the <br /> maximum legal rate then payable by Lessee in the State of Texas <br /> shall accrue from and after the date on which any interest shall <br /> be due and payable, and interest shall be paid by Lessee to <br /> Lessor at the time of payment of the sum upon which the interest <br /> shall have accrued. <br /> -- - <br /> 12.08 Since the continuing use of the Airport as an airport for <br /> general aviation is essential to the Lessee, failure to continue <br /> the use of the Airport for airport and aviation purposes shall <br /> constitute a default in the Lease by Lessor. Upon Lessee giving <br /> notice of default and failure of Lessor to cure the default <br /> within thirty (30) days after the giving of notice, this Lease <br /> shall terminate and end 120 days after the notice is given. <br /> 12.09 If Lessor defaults on any of its obligations -qnder this Lease, <br /> Lessee shall look solely to the equity of Lessor in the Leased <br /> Premises for satisfaction of claims. <br /> ARTICLE 13 - <br /> Landlord's Lien. <br /> 13.01 Lessee grants Lessor a valid first security interest upon all <br /> the goods, chattels, furniture~ trade fixtures and property <br /> which Lessee has at the Leased Premises at any time during the <br /> term of this Lease, as well as upon the proceeds of any <br /> insurance accruing to Lessee by reason of any destruction of or <br /> damage to any such property, to secure all rents and other sums <br /> due or to become due Lessor, any and all exemption laws being <br /> expressly waived in favor of such security interest. This <br /> express security interest shall not be construed as a waiver of <br /> any statutory or other liens given or which may be given to <br /> Lessor but shall be in addition to any other liens. In <br /> connection with the security interest granted Lessor, it is <br /> agreed that in the event of default by Lessee, Lessor shall have <br /> , <br /> and be entitled to exercise all right and remedies provided or <br /> -- <br /> granted to a secured party after default under the Uniform <br /> Commercial Code ( "UCC") with respect to any and all such <br /> property, including, without limitation, the right to take and <br /> -15- <br />
