<br /> "ElF <br /> but will in good faith continuously throughout the term of this <br /> Lease conduct and carry on in the Leased Premises the type of <br /> business for which the Leased Premises are leased. <br /> 4.04 Lessee shall promptly comply at its sole expense with all local <br /> ordinances, state laws and federal laws and any other <br /> requirements applicable to the use of the Leased Premises. <br /> 4.05 . Lessee must not, without Lessor's prior written consent, keep <br /> anything within the Leased Premises or use the Leased Premises <br /> for any purpose which increases the insurance premium cost or <br /> invalidates any insurance policy carried on the Leased <br /> Premises. All property kept, stored or maintained on the Leased <br /> Premises by Lessee shall be at its sole risk. <br /> 4.06 Lessee is responsible for all maintenance, repairs, and upkeep <br /> of the entire Leased Premises. This duty incJ-udes but is not <br /> limited to the janitorial maintenance of the interior of the <br /> leased structures, keeping the Leased Premises free of all <br /> debris, grass, weeds, rubbish, brush and all other unsightly or <br /> unsanitary matter and maintaining the Leased Premises in a safe <br /> condition and in a state of good repair. <br /> 4.07 During the term of this Le'ase, the Lessee shall have <br /> unrestricted access to the runways, taxiways and ramp now in <br /> existence at the Airport to the same extent as any other Airport <br /> tenant. <br /> 4.08 Upon vacating the Leased Premises all combustible materials or <br /> toxic chemicals must be properly disposed of by the Lessee in <br /> compliance with all the federal, state and local regulations. <br /> 4.09 Lessee shall store all equipment and materials/supplies within <br /> the confines of the building located on the Leased Premises. <br /> Outside storage is specifically prohibited unless separate <br /> written provisions are made with the Lessor. <br /> ARTICLE 5. <br /> Signs <br /> - <br /> 5.01 Lessee must not, without Lessor's prior written consent, make <br /> any changes to the completed hangar or install any exterior <br /> lighting, shades or awnings, or any exterior decorations or <br /> -7- <br />
