VERAMEND I SURVEY NO. 2, CITY OF SAN MARCOS, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT TRACT DESCRIBED AS TRACT NO. 4 - 7.7 ACRES IN A DEED FROM F. C. DAVIS ET UX TO CHARLES A. ZUNKER DATED MAY 31; 1946 AND RECORDED IN VOLUME 135, PAGE 34 OF THE HAYS COUNTY DEED RECORDS AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a 1/211 iron rod set in the northwest line of Thorpe Lane for the south corner of the Zunker 7.7 acre tract and this tract and for an exterior corner in the southeast line of that tract described as 20.76 acres in a deed from Doyle S. Peters, Trustee, to the Housing Authority of the City of San Marcos dated March 1, 1968 and recorded in Volume 22?, Page 538 of the Hays County Deed Records; THENCE leaving Thorpe Lane and the PLACE OF BEGINNING as shown on that plat numbered 23730-95-c as prepared for Robbie Zunker by Byrn & Associates, Inc. of San Marcos, Texas, with the common line of the Zunker tract and the Housing Authority tract th~ following two courses: 1. N 46° 30' 00" W 210.00 feet to a 1/211 iron rod set for the west corner of the Zunker tract and this tract and an interior corner in the southeast line of the Housing Authority tract, and 2. N 45° 45' 0011 E (this being the Bearing Basis for this survey) 715.84 feet to a 1/211 iron rod set for the north corner of this tract and the west corner of Lot 1, J.R. Donnelly Subdivision (which is ~ portion of the Zunker tract) as recorded in Volume 3, Page 115 of the Hays County Plat Records, pass at 415.18 feet a 5/8" iron pipe in concrete found¡ THENCE leaving the Housing Authority 20.76 acre tract and crossing the Zunker 7.7 acre tract with the southwest line of Lot 1, J.R. Donnelly Subdivision, S 46° 15' 00" E 209.98 feet to a 1/2" iron rod set in the northwest line of Thorpe Lane and southeast, line of the Zunker 7.7 acre tract for the south corner of Lot 1, J.R. Donnelly Subdivision and east corner of this tract¡ THENCE leaving Lot 1, J.R. Donnelly Subdivision with the common northwest line of Thorpe Lane and southeast line of the Zunker tract, S 45° 45' 00" W 714.92 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 3.446 acres, more or less, of land area as prepared from public records and a survey made on the ground on February 17, 1995 by Byrn & Associates, Inc. of San Marcos, Texas.
