~ f v DESCRIP~rION OF A 4.481 ACRE OF LAND OUT OF THE JOHN WILLIAMS SURVEY ABSTRACT 214 IN HAYS COUNTY, TEXAS, SAME BEING A PORTION OF THAT CERTAIN TRACT OF LAND DESCRIBED IN A DEED "fa MILTON DANIEL BUIE PROPERTIES PARTNERSHIP, OF RECORD IN VOLUME 399, PAGE 326, REAL PROPERTY RECORDS, HAYS COUNTY, TEXAS. BEGINNING at 1/2" iron rod with Texas Department of Transportation (TxDOT) aluminum cap set in the proposed southwest right-of-way line (ROW) ofF.M. Hwy. 3407 (Wonder World Drive), same being in the southeast line of that certain tract of land described in a deed to Marion H. Wills (Tract "A") of record in Volume 629, Page 186, Real Property Records, Hays County, Texas, and the northwest line of said Buie tract, being the most northerly corner of this tract, from said point a 12" Elm tree in the northwest line of said Buie tract and the southeast line of said Wills tract bears N43027'54"E 399.75 feet. THENCE, with the east line of this tract and with the proposed southwest ROW line of F.M H\vy. 3407 (Wonder World Drive), crossing said Buie tract the following six (6) COllTSeS numbered 1-6 1) S19037'39"E 54.78 feet to a 1/2" iron rod with TxDOT aluminum cap set; 2) with an arc of a curve to the left 220.64 feet, through a central angle of 03013'31", having a radius of 3919.72 feet and whose chord bears S21014'24"E 220.61 feet to a 1/2" iron rod with TxDOT aluminum cap set; 3) S18002'39"E 103.23 feet to a 1/2" iron rod with TxDOT aluminum cap set; 4) with an arc of a curve to the left 102.88 feet, through a central angle of 01030'00" having a radius of 3929.72 feet, and whose chord bears S25006'09"E 102.88 feet to a 1/2" iron rod with TxDOT aluminum cap set; 5) S32009'40"E 103.23 feet to a 1/2" iron rod with TxD01~ aluminum cap set; 6) with an arc of a curve to the left 466.48 feet, through a central angle of 06049'07"-, having a radius of 3919.72 feet, and whose chord bears S30045'43"E 466.20 feet to a 1/2" iron rod with TxDOT aluminum cap set at the most easterly corner of this tract being at an angle point in the proposed southwest ROW line of F.M. Hwy. 3407 (Wonder World Drive). 7) THENCE, with the southeast line of this tract and the proposed southwest ROW line of F.M. Hwy. 3407 (Wonder World Drive), crossing said Buie tract, S55058'36"W 75.25 feet to a 1/2" iron rod \vith TxDOT aluminum cap set at the most southerly comer of this tract, and being in the southwest line of said Buie tract, same being the northeast line of that certain tract of land described in a deed to C&G Development, Inc., of record in Volume 1360, Page 92, Official Public Records, Hays County, Texas, from said point a 10" live oak at an angle point in the southwest line of said Buie tract and the northeast line of said C&G tract bears 834024' 06"E 71.94 feet.
