<br /> Cf¡k <br /> 1.2.1 Measurements/Measured Drawings <br /> <br /> The ARCHITECT will perform onsite measurements of all existing structures, <br /> surveys of actual conditions, and compilation of CAD drawings of the existing structures. <br /> 1.2.2 Schematic Design <br /> <br /> The ARCHITECT will: <br /> I (a) meet with the CITY to firm up Project requirements; <br /> (b) conduct additional research as necessary; <br /> (c) develop a schematic design and preliminary cost estimates; <br /> (d) present the City and Incubator Manager with recommendations for revising <br /> and refining initial design concepts; <br /> (e) conduct meetings with the subconsultants to initiate engineering design; <br /> (f) present designs and studies generated under this subsection to the CITY <br /> and Incubator Manager for review prior to final design; and <br /> (f) upon approval of the schematic design, provide the CITY with a written <br /> opinion of the probable cost for the CITY's review and approval. <br /> 1.2.3 The ARCHITECT will assemble a Project team comprised of the City's <br /> representative, the ARCHITECT, the Incubator Manager and a firm ~representative from <br /> each major consulting discipline. The ARCHITECT will meet with the Project team <br /> representatives to set the design and production schedule and parameters for all <br /> subsequent work, to verify the components within which all Project participants must <br /> perform, and to identify all parties and significant deadlines involved in the comprehensive <br /> schedule strategy. Based on this information, the ARCHITECT will prepare a detailed <br /> schedule of its work for the Project addressing each component of the work to be done, <br /> indicating the points of involvement of all project participants. <br /> 1.3 PHASE 2 - DESIGN DEVELOPMENT, CONSTRUCTION CONTRACT <br /> DOCUMENTATION AND BIDDING <br /> 1.3.1 Design Development <br /> <br /> Based on the CITY's approval of the scope of work and the schem~tic design <br /> documents prepared under Subsection 1.2.2 of this Agreement, the ARCHITECT will <br /> prepare, for review and approval by the CITY, final design drawings, and other documents <br /> for the Project which will include site plans; floor plans; building elevations; wall sections; <br /> structural system plans; mechanical, electrical, plumbing and lighting system layouts; utility <br /> connection plans; drainage plans; interior and exterior color schemes and parking plans. <br /> The ARCHITECT will also prepare outline specifications which define all material types and <br /> finishes to be used. Color boards will be provided by the ARCHITECT in order to clearly <br /> describe the character and appearance of the exterior and interior of the entire building. <br />
