<br /> Being a 33,857 square foot tract of land out of the J. M. Veramendi League
<br /> Survey No. 1, City of San Marcos, Hays County, Texas, and being out of the
<br /> south corner of a 4.462 acre tract of land, said 4.462 acre tract being the
<br /> remaining portion of that certain called 15 acre tract, being all of Lot 16
<br /> and the Northwest one-half of Lot 15 of the A. F. WEATHERFORD SUBDIVISION,
<br /> plat recorded in Vdlume 131 on pages 446-447 of the Deed Records of Hays
<br /> County, Texas, said 15 acre tract being that same tract conveyed by Nagel Land
<br /> and Development co. to The Nylon Engineering, Manufacturing & Specialty
<br /> Company, Inc. by deed dated November 25, 1960 and recorded in Volume 184 on
<br /> pages 409-411 of the Deed Records of Hays County, Texas, said 33,857 square
<br /> foot tract described more particularly by metes and bounds as follows:
<br /> FROM a 3/4" iron pipe found in the Northwest R.O.W. line< of Interstate Highway
<br /> 35, for the East corner of the above cited Nylon Engineering, Manufacturing &
<br /> Specialty Company, Inc. tract, for the East corner of the said 4.462 acre
<br /> tract; THENCE with the Northwest R.O.W. line of Interstate Highway 35.,. the
<br /> Southeast line of the said Nylon Engineering, Manufacturing & Specialty
<br /> Company, Inc. tract, the southeast line of the said 4.462 acre tract, S. 44~
<br /> 50' 07" W. 174.20 feet to a point for the East corner and POINT OF BEGINNING
<br /> of the herein described 33,857 square foot tract;
<br /> THENCE continuing with the Northwest R.O.W. line of Interstate Highway 35, the
<br />- utheast line of the Nylon Engineering, Manufacturing & Specialty Company,
<br /> c. tract, the southeast line of the said 4.462 acre tract, S. 44° 50' 07" W.
<br /> 0.17 feet to a 1/2" re-bar rod found for the Northeast corner of a 0.041 of
<br /> an acre tract of land conveyed by Nylon Engineering, Manufacturing & Specialty
<br /> Company, Inc. to The State of Texas -Texas Department of Transportation, by
<br /> deed dated January 11, 1995 and filed for record April 21, 1995 and recorded
<br /> in Volume 1143 on pages 32-37 of the official Public Records of Hays County,
<br /> Texas, for the Southeast cor-ner of the said 4.462 acre tract, for the
<br /> southeast corner of this 33,857 square foot tract;
<br /> THENCE with the North line of the said state of Texas - Texas Department of
<br /> Transportation 0.014 of an acre tract, a South line of the said 4.462 acre
<br /> tract, S. 89° 37' 25" W. 85.01 feet to 'a 1/2" re-bar rod found in the
<br /> Northeast line of Wonder World Drive, F. M. Road 3407, for the Northwest
<br /> corner of the said 0.014 of an acre tract, for the Southwest corner of the
<br /> said 4.462 acre tract, for the southwest corner of this 33,857 square foot
<br /> tract;
