<br />7511- <br /> <br />(13) A note declaring that sidewalks are required, unless <br />the plat is of a residential subdivision exempted from <br />sidewalk construction in Article VI, section D.1. <br /> <br />SECTION 3. That sections D and E and H.3 of Article VI of <br />Appendix C- Subdivisions of the San Marcos Code of Ordinances are <br />respectively amended to read as follows: <br /> <br />Section D. Sidewalks. <br /> <br />1. Sidewalks are required in all subdivisions except in <br />residential areas where all lots are equal to or <br />exceed 1 acre. <br /> <br />2. Sidewalks shall be installed as follows: <br /> <br />a. Sidewalks shall be located on the front of lots <br />and along the street sides of corner lots. <br /> <br />b. All sidewalks in multi-family, commercial and <br />industrial areas, and adjacent to school sites, <br />shall be a minimum of 6 feet in width. All <br />other sidewalks shall be a minimum of 4 feet in <br />width. <br /> <br />c. Sidewalks shall be constructed in accordance <br />with the City Manual for Design and <br />Construction. <br /> <br />d. Sidewalks shall be placed so that they are at <br />least 3 feet from the edge of the pavement or <br />edge restraint. At street intersections <br />sidewalks shall continue to the edge of the <br />pavement or edge restraint. <br /> <br />section E. rReserved.l <br /> <br />Section H. Lots. <br /> <br />3. For each lot, the lot depth shall not exceed 3 times <br />the lot width. This provision does not apply to the <br />replat of lots which were platted prior to March 10, <br />1975, as long as the ratio of the depth to the width <br />of the lots involved is not increased by the replat. <br /> <br />SECTION 4. That section E of Article VII of Appendix C- <br />Subdivisions of the San Marcos Code of Ordinances is amended to <br />read as follows: <br /> <br />section E. Sidewalk construction. <br /> <br />The developer of a subdivision in which sidewalks are <br />required is responsible for the construction of the <br />required sidewalk. <br /> <br />1. Standard subdivision. <br /> <br />No plat will be recorded until the sidewalks have <br />been installed in accordance with the city Manual <br />for Design and Construction, or until financial <br />security in a form specified in Article V, Section <br />E.5.b(7) is filed to ensure future construction of <br />the sidewalks after the plat is recorded. Inspection <br />and acceptance of the sidewalks by the Public Works <br />Department is necessary prior to acceptance of the <br />subdivision. <br /> <br />2. Short form subdivision. <br /> <br />Sidewalks shall be installed in accordance with the <br />city Manual for Design and Construction, and <br />inspected and accepted by the Public Works <br />
