<br />COMMENCING at a 12" iron rebar found with plastic cap which reads "BASELINE INC" for the
<br />southwest comer of the right-of-way of Newberry Trail (58.00' R.O.W.) as dedicated by said Blanco
<br />River Village, Section One, and being an angle point in the easterly line of a 7.120 acre portion of a
<br />remainder of a 62.173 acre tract of land conveyed to Etheredge Development — San Marcos, L.P. by
<br />instrument of record in Volume 2415, Page 651 of the Official Public Records of Hays County,
<br />Texas, from which a 12" iron rebar found with plastic cap which reads "BASELINE INC" for the
<br />northwest comer of Lot 11, Block K, Bianco River Village, Section One, being an angle point in the
<br />south right - of-way line of said Newberry Trail, and also being an angle point in the easterly One of
<br />said 7.120 acre portion of a remainder of a 62.173 acre track, bears South 63 °33'26" East a distance
<br />of 30.35 feet (record - South 63 033'26" East a distance of 30.35 feet);
<br />THENCE North 35 °11'55' East (record - North 35 011'55" East), along the west right-of-way tine of

<br />Records of Hays County, Texas, and being an angle point in the easterly line of the 7.120 acre
<br />portion of a remainder of a 62.173 acre tract, from which a 12" iron rebar found with plastic cap
<br />which reads "BASELINE INC" for the northeast comer of the 7.120 acre portion of a remainder of a
<br />62.173 acre tract, the northwest comer of Lot 16A, Block H, of said Amending Plat of Blocks, E, F, H,
