<br />COLORADO RIVER AUTHORITY BY DEED OF RECORD, DATED AUGUST 31, 1939
<br />~~D RECORDED IN VOLUME 119, PAGE 141 OF THE DEED RECORDS OF HAYS
<br />COUNTY, TEXAS, SAID 0.958 ACRES OF ~~D BEING MORE PARTICULARLY
<br />DESCRIBED BY METES AND BOUNDS AS FOLLOWS:

<br />BEGINNING at a 1/2" iron rod set on the north Right-of-Way line of
<br />State Highway Loop 82, for the southwest corner of the herein
<br />described tract, being the northwest corner of that tract of land
<br />'called 0.080 acres in a deed from Lower Colorado River Authority to
<br />the State of Texas, dated March 21, 1974 and recorded in Volume
<br />266, Page, 469 of the Hays County Deed Records, and being the
<br />southeast corner of that tract of land conveyed from Texas Public
<br />Utilities Corporation to The Southland Corporation by deed of
<br />record, dated December 31, 1947 and recorded in Volume 140, Page
<br />249 of the Hays County Deed Records, from which a concrete highway
<br />monument with brass disc found for the southwest corner of said
<br />Southland Corporation tract bears S76.36'53"W, aodistance of 140.03
<br />feet;
<br />
<br />THENCE, N2S.36'41"W, leaving the north line of the said Loop 82,
<br />along the west line of the herein described tract, being the east
<br />line of the said Soutnland corporation tract, a distance of 19C.66
<br />feet to a 1/2" iron rod set in the southerly line of that tract of
<br />land called 2.615 acres in a deed from John J. Stokes, 5r. to The
<br />Gil-Mor Company, Inc., dated April 2, 1990 and recorded in Volume
<br />822, Page 708 of the Hays County Deed Records, being the northwest
<br />corner of the herein described tract, also being the northeast
<br />corner of the said Southland Corporation tract;

<br />THENCE, N64.17'27"E, along the southerly line of the said 2.615
<br />acre tract, a distance of 172 :34 feet to a 1/2" iron rod set on the
<br />southwesterly line of that tract of land called 5.01 acres in a
<br />deed from the San Harcos Independent School District to the state
<br />of Texas, dated July 20, 1965 and recorded in Volume 206, Page 593
<br />of the Hays County Deed Records, being the northeast corner of the
<br />herein described tract, also being the most easterly southeast
<br />corner of the said 2.615 acre tract, from which an iron pipe found
<br />for the most northerly northeast corner of the said 2.615 acre
<br />tract bears N54'31'08"W, a distance of 170.95 feet;

<br />THENCE, S54.31'08"E, along the southwesterly line of the said 5,01
<br />acra tra=~, a ~!stance of 204.95 feet to a 1/2" iron rod set on the
<br />north line of the said Loop 82 for the southeast corner of the
<br />herein described tract, being the southwest corner of the said 5.01
<br />acre tract, also being the northeast corner of the said 0,080 acre
<br />tract;
<br />
<br />THENCE, along the north line of the said Loop 82, being the south
<br />line of the herein described tract, also being the north line of
<br />the said 0.080 acre tract, the following two (2) courses and
<br />distances:

<br />1) S60.36'OO"W, a distance of 122.54 feet to a concrete highway
<br />monument with brass disc found for an angle point;
