Martines dated December 22, 1928 and recorded in Volume 97, Page 362 of the Hays County peed Records, said occupation line being on the approximate bank ,of Purgatory Creek; THENCE leaving the Martines tract with the old line of'occupation for the southeast line of the Brown to the City of San Marcos tract and the Sanchez tq the City of San Marcos tract the following two courses: . 1. S 56° 47/ 16" W 78.32 feet to a 1/2" iron rod set .for the south corner of the Brown to the City of San Marcos tract and east corners of the Sanchez to the City of San Marcos tract, and . ,.. 2. S 55° 40/ 11" W 70.21 feet to a 1/2" iron rod set for the south corner of the Sanchez to the City of San Marcos tract and being the east corner of the Gonzales to the City of San Marcos traèt; pass at approximately 45.8 feet the possible east corner of that 2/3 of an acre tract conveyed in a deed j from Benjamin W. Breeding to Ben Dixon dated June 26,1880 and recorded in Volume N, Page 265 of the Hays County Deed Records (said Dixon 2/3 acre tract being a parent t;r:-act for the Gonzales to the City of San Marcos tract, the Balles to the City of San Marcos tract, the Mendoza to the City of San Marcos tract / and the Polanco to the City of San Marcos tract) ; THENCE with the southeast lines of the' "Gonzales to the City tract and the Balles to the City tract being the southeast line of the Dixon 2/3 acre tract S 63° 15' 46" W 29.41 feet to a 1/2" iron rod set; THENCE crossing the record location of the Balles to the City tract, the Mendoza to the City tract, and the Polanco to the City tract with the south line of the Dixon 2/3 acre tract S 83° 45/00" W 155.03 feet to a 1/2" iron rod set at the intersection of the south line of the Dixon 2/3 acre tract and the south line of the Polanco to the City tract; THENCE crossing the corner of the Dixon 2/3 acre tract with the sou,th line of the Polanco to the City tract N 78 ° 41' 24" W 92.24 ~eE;t to a 1/2" iron rod set for the west corner of the Polanco.to the City tract and this tract and being in the southeast line of the aforereferenced Valley Street; THENCE with the common southeast line of Valley S.treet.. and northwest lines of all the City tracts and partly with the northwest line of the Dixon 2/3 acre tract N 45° 00' 00" E 345.67 feet to the PLACE OF BEGINNING, pass at 224.0 feet to the approximate north corner of the Dixon 2/3 acre tract. There are contained within these metes and bounds 1.166 acres, more- or less, of land area as prepared from surveys made on the ground on July 13, 1994 by Byrn & Associates, Inc. of San Marcos, Texas.
