If Lessee fails and refuses to reinstitute the use of the Premises for those <br /> purposes within the 10 day period, this Lease shall terminate at the end of the ten days. <br /> Either party may terminate this Lease pursuant to the provisions of paragraph 11. <br /> 22. Default. (a) In the event Lessee is in default of any of its obligations under <br /> this Lease, Lessor may give Lessee 30 days written notice of the default. If Lessee fails <br /> or refuses to correct the default within 30 days of receipt of the notice, then Lessor may <br /> terminate and end this Lease as of 90 days from the date of the notice. <br /> (b) In the event any structure or improvement on the Premises is deemed by <br /> Lessor to be structurally unsound, Lessor shall notify Lessee of this fact, and Lessee shall <br /> correct the condition within 30 days of receipt of the notice. If Lessee fails to do so, <br /> Lessor may terminate and end this Lease as of 90 days from the date of the notice. <br /> 23. Waiver. No waiver of any default of anyone or more of the conditions <br /> or covenants of this Lease by Lessor or Lessee shall be deemed to imply or constitute <br /> a waiver of any other default. <br /> 24. Compliance With Laws. Lessee agrees to comply with all laws, ordinances, <br /> rules and regulations which may pertain or apply to the Premises, the construction of any <br /> structure or improvement on the Premises, or the Lessee's use of 'the Premises. <br /> 25. Notices. All notices required to be given to Lessor hereunder shall be given <br /> by certified mail, return receipt requested, addressed to the City Manager, City of San <br /> Marcos, 630 East Hopkins, San Marcos, Texas, 78666. All notices required to be given <br /> to Lessee hereunder shall be given by certified mail, return receipt requested, addressed <br /> to President, Texas Hill Country Chapter of the National Association for the Advancement <br /> of Colored People, P.O. Box 1643, San Marcos, Texas 78667. <br /> 26. Severability. In the event any cove~ant, phrase, clause, paragraph, section, <br /> condition or provision of this Lease is held to be invalid by any court of competent <br /> jurisdiction, the invalidity of any such covenant, phrase, clause, paragraph, section, <br /> condition or provision shall not affect any other covenant, phrase, clause, paragraph, <br /> section, condition or provision of this Lease. <br /> 27. Descriptive Headinqs For Convenience Only. The descriptive headings <br /> appearing in this Lease are for convenience only, and are not to be construed either as <br /> a part of the terms and conditions, or as any interpretation, of this Lease. <br /> 28. Amendment Or Modification. Both parties acknowledge and agree that this <br /> Lease constitutes the entire agreement of the parties. No amendment or modification of <br /> this Lease shall be valid or binding unless expressed in writing and executed by the <br /> parties in the same manner as the execution of this Lease. <br />
