CITY OF SAN MARCOS <br /> This tax abatement agreement (this "Agreement") is entered into between the City of San Marcos, <br /> Texas, (the "City").. ~ Texas municipal corporation and Mensor Corporation, Inc. ("Mensor"), a Texas <br /> corporation. <br /> I. <br /> GENERAL PROVISIONS <br /> A. This Agreement is authorized by the Property Redevelopment and Tax-Abatement Act, Chapter <br /> 312 of the Texas Tax Code. <br /> B. This Agreement is governed, also, by the City of San Marcos' Guidelines Governing Tax <br /> Abatement and Other Economic Development Incentives, as adopted and amended by the City Council. <br /> C. Mensor is the owner of the acre tract of property situated in Hays County, Texas, which is the <br />. -- subject of this Agreement (the "Property"), the legal description of which is Tract 2, Thermon Industrial Park <br />I <br />! Subdivision, as depicted on the plat recorded at Volume 1, page 121 of the Plat Records of Hays County, <br />t <br /> Texas. The Property is wholly within City of San Marcos Enterprise Zone duly designated under the Texas <br /> Enterprise Zone Act, and is within the city limits of the City of San Marcos. <br /> D. The Property is not part of an improvement project financed by tax increment bonds. <br /> E. This Agreement is entered into subject to the rights of the holders of outstanding bonds of the <br /> City. <br /> F. The Property is not owned or leased by any member of the San Marcos City Councilor any <br /> member of the City Planning and Zoning Commission. <br />
