BEING A PORTION OF THAT 30.0 ACRE TRACT DESCRIBED IN A DEED FROM E.S. SUTTON, BT UX TO THB CITY OF SAN MARCOS DATBD NOVEMBER 3, 1950 AND'RECORDED IN VOLUME 148, PAGE 138 OF THE HAYS COUNTY DEED RECORDS AND BBING MORE PARTICULARLY DBSCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at an iron rod found wi th an aluminum cap for the northerly west corner of this tract and the south corner of that 54,000 square foot tract described in a deed from the City of San Marcos to the Texas Depar tmen t' of Public Safety dated July 20, 1982 and recorded in Volume 378, Page 340 of the Hays County Deed Records, said tract being also known as Lot 1 of the San Marcos Tract being a subdivision plat recorded in Volume 2, Page 315 of the Hays County Plat Records; THENCE leaving the PLACE OF BEGINNING as shown on that plat numbered 22570-89-C as revised for the City of San Marcos on November 10, 1993 by Byrn & Assoc ia tes, Inc. of San Marcos, Texas with the south line of the Lot 1 N 37° 02' 17" B 210.02 feet to an iron rod found with an aluminum cap for the north corner of this tract and the east corner of Lot 1; THENCE leaving Lot 1 S 48° 13' 16" B 192.45 feet to an iron rod found with an aluminum cap for an angle point; THENCE S 47° 24' 20" E 109.13 feet to an 1/2 inch iron rod set for the east corner of the herein described tract; THENCE S 56° 28' 06" W 99.84 feet to an 1/2 inch iron rod set at the corner of an asphalt parking lot; THENCE S 31° 01' 06" W 132.46 feet along the edge of said parking lot to a 1/2 inch iron rod set for the sou th corner of this tract; THENCE N 48° 46' 09 n W 108.95 feet to a 1/2 inch ir on rod set for the west corner of the herein described tract; THENCE N 42° 38' 00" E 20.00 feet to an iron found with an aluminum cap for an interior corner of this tract; THI::NCE N 48° 13' 09" W 174.98 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 1. 39 acres, more or less, of land area as prepared from publ ic records and surveys made on the ground on November 4, 1993 by Byrn and Associates, Inc. of San Marcos, Texas.
