MICHA~ MCORE, REGISTERED PUBLIC SURV~R NUMBER 4400, AND BEING MORE PA~ICULAPLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a 5/B-inch iron rod set (Grid State Plane Coordinates of N=744,894.28 and E=2,343,599.01) at the intersection of the southwest line of said Bu~e tract, the northeast line of that certain tract of land described as Tract B in a deed to the City of San Marcos recorded in Volume 253 at Page 601 of said Deed Records, and the proposed southeast right-of-way line of River Road; : THENCE along said southwest line and said northeast line, North 45°45'10" West, pa~sing at 24.97 feet the north corner of said Tract B and the east corner of Tract A of said City of San Marcos deed, and continuing along the northeast line of said Tract A a total distance of 34.97 feet to a 3/8-inch iron pipe found at the west corner of said Bugge tract and the north corner of said Tract A, same being on the existing southeast right-of-w-ay line of River Road; TH~CE along said existing southeast right-of-way line, North 44°14'50" East a distance of 458.22 feet to a fence corner post found at the north corner of said Bugge tract and the west corner of that certain tract of land described in ~ deed to Charles Tabor recorded in Volume 295 at Page 550 of said [~eed ~ecords; fH~CE along the northeast line of said Bugge tract and the southwest line of said T~bor tract, South 45°45'10" East oa distance of 34.35 feet to said proposed southeast right-of-way line; ~{ENCE crossing said Bu~e tract along said proposed southeast right-of-way line, South 44°10'08°' West a distance of 488.22 feet to the Point of Beginning, and containing 0.365 of one acre (15,882 square feet) of land, more or less.
