<br /> . <br /> , , \ 9fr <br /> 4. <br /> Lessee shall maintain the leased premises as four (4) storage <br />rooms (one of which shall be useable for storage by Lessor's Parks <br />and Recreation Department as needed) and two bathrooms. <br /> 5. <br /> Lessee shall paint the exterior of the leased premises every <br />two (2) years and shall paint the interior of the storage portions <br />of the leased premises every fifth (5th) year, and shall paint the <br />bathrooms every year. In the event that the Lessor paints the <br />exterior of the remaining portions of the Recreation Building <br />more often than every two (2) years, the Lessee shall paint the <br />exterior of its portions of the building at least as often as the <br />Lessor. <br /> 6. ~ <br /> The Lessee shall keep the leased premises in a clean <br />condition, shall provide assistance to the Lessor in the regular <br />cleaning of the area adjacent to the Recreation Building including <br />the picnic area and parking lot, and will also assist in the <br />cleanup of the San Marcos River in and around the park area. <br /> I <br /> 7. <br /> Lessee shall pay all lighting and heating costs attributable <br />to the leased premises. <br /> 8. <br /> The Lessor shall continue to maintain those areas of City <br />Park not specifically granted to the Lessee for its sale or joint <br />maintenance. <br /> 9. <br /> Lessee shall assist the Lessor in future projects within the <br />Lessor's park system. <br /> 10. <br /> Lessee shall have the right to sell items related to the <br />inner tube rental operation including chips, candy, non-alcoholic <br />beverages and T-shirts. <br /> 11. <br /> Lessee shall maintain public liability insurance covering <br />personal injuries and property damage that may occur in connection <br />with the inner tube rental operation. <br />
