Thornton et al to the City of San Marcos dated <br />February 24, 1993 and recorded in Volume 978, Page 533 of the <br />Hays County Official Public Records; <br />THENCE leaving the Thornton tract and the 0.272 acre easement <br />with the common east line of the Ram 5.230 acre tract and 0.001 <br />acre easement and west line of River Road, S 0204215311 E 69.14 <br />feet to a li" iron rod set for the south corner of the 0.001 acre <br />easement and north corner of the previously mentioned Stokes <br />0.023 acre tract; <br />THENCE leaving the Ram 5.230 acre tract and the 0.001 acre <br />easement with the common east line of the Stokes 0.023 acre <br />tract and west line of River Road the following two courses, <br />1. S 03038"45" E 70.32 feet to a Wl iron rod set for Point <br />of Curvature, and <br />2. with a left-breaking curve having the following <br />characteristics: delta angle=36*24,13911, radius=273.57 <br />feet, arc�173.85 feet, and a chord which bears <br />S 21045148" E 170.94 feet to a ;i" iron rod set in the <br />northeast line of the previously mentioned Stokes Family <br />0.607 acre Property 2 tract for Point of Tangency; <br />0` <br />THENCE leaving the Stokes 0,023 acre tract with the common <br />northeast line of the Stokes Family 0.607 acre Property 2 Tract <br />and southwest line of River Road, S 39 °59" 36" E 155.13 feet to a <br />calculated point for the southeast corner of this description, <br />the west corner of the intersection of River Road and Cape Road, <br />the east corner of the Stokes Family 0.607 acre Property 2 Tract <br />and that 0.007 acre easement described as Tract "B" in the <br />previously mentioned deed to the City of San Marcos and the <br />north corner of that tract described as 0.252 acres in a deed <br />from J. M.
