Section 6: Development Standards <br />6.01 Landscape Standards <br />The Project Site shall meet or exceed the minimum requirements of Chapter 6, Article 1, <br />Division 1 of the City of San Marcos LDC for landscaping. The landscape standards for <br />the Project that will exceed the requirements of the LDC are outlined in this Section 6. <br />For the purpose of this PDD, landscape areas shall be considered those pervious areas <br />contained within the Project Site containing living plant material including, but not limited <br />to, trees, shrubs, flowers, grass or other living ground cover or native vegetation and that <br />are not otherwise dedicated as parkland in accordance with Section 6.04 of this PDD. <br />Where possible, trees within the Project Site that are intended for removal should be <br />relocated utilizing accepted transplanting or relocation practices and may be counted <br />towards the tree preservation credits on the Project Site. <br />All landscape areas shall be provided with an irrigation system designed by a Texas <br />Licensed Irrigator consisting of one of, or a combination of, an automatic underground <br />spray or drip irrigation system or a hose attachment in accordance with the City of San <br />Marcos LDC. No irrigation shall be required for undisturbed natural areas or undisturbed <br />existing trees. <br />6.02 Parking Standards <br />Parking requirements shall comply with all requirements of Chapter 6, Article 2 of the <br />City of San Marcos LDC including the following parking ratio: <br />Multifamily: 1.05 spaces per bedroom <br />Parking rows cannot extend for greater than 10 spaces without an interrupting landscape <br />island. The landscape islands in the parking areas shall be designed following LID <br />practices. <br />In addition to the proposed vehicle parking, the project site shall provide bicycle parking <br />spaces equivalent to a minimum of 10% of the bedroom count. To avoid unattractive <br />visual clutter, no bicycles may be hung from the ceiling of the front porch or a front <br />second story balcony, if provided. <br />6.03 Exterior Construction Standards <br />The standards and criteria contained within this section and Exhibit E, attached hereto <br />and made a part hereof, are applicable to all portions of the Project Site. These <br />standards are intended to supplement any requirements of the City's LDC. <br />1. Facades: Facades must be articulated by using, wall planes, arrangement, or <br />change in material to emphasize the fagade elements. Exterior wall planes may <br />be varied in height, depth or direction. Design elements and detailing, including <br />the presence of windows and window treatments (for walls that face the public <br />right -of -way), trim detailing, and exterior wall material, must be continued <br />completely around the structure.
