<br />VI <br /> <br />During time of war or national emergency, City shall have <br /> <br />the right to lease the landing area or any part thereof to the <br /> <br />United States of America for military or naval use, and if such <br /> <br />lease is executed, the provisions of this instrument insofar as <br /> <br />they are inconsistent with the provisions of the lease to the <br /> <br />Government, shall be suspended. <br /> <br />This lease shall be subordinate <br /> <br />to the provisions of any existing or future agreement between City <br /> <br />and the United States of America relative to the operation or <br /> <br />maintenance of Airport the execution of which has been or may be <br /> <br />required as a condition precedent to the expenditure of federal <br /> <br />funds for the development of the Airport. <br /> <br />VII <br /> <br />The initial term of this agreement shall be for a period <br /> <br />of five (5) years commencing on the date of execution by Avionics Shop. <br /> <br />The lease may be extended for an additional five (5) year period upon <br /> <br />agreement of the parties to such extension. <br /> <br />Such agreement shall <br /> <br />be indicated by a written statement executed by both parties at <br />least thirty (30) days prior to the expiration of the term of this <br /> <br />agreement and attached to this agreement. <br /> <br />If the term is so extended, <br /> <br />all of the terms and provisions hereof shall apply to such extended <br /> <br />term; provided, however, the consideration to be paid City for the <br /> <br />demised premises shall be adjusted to conform to other rentals being <br /> <br />charged at Airport. <br /> <br />VIII <br /> <br />Avionics Shop shall conduct its operation as an AviQnics Shop <br /> <br /> <br />five (5) days a week during appropriate hours; provided, however, <br /> <br />that nothing contained herein shall limit the right Qf Les Stolle <br /> <br />to operate for longer periods of time. <br /> <br />IX <br /> <br />Commencing on the date of execution of this lease agreement <br /> <br />by Avionics Shop, and during the term of this lease agreement, <br /> <br />Avionics Shop shall be entitled to all of the proceeds received <br /> <br />by it from the services and facilities performed and furnished <br />hereunder, and Avionics Shop shall pay to City the following <br /> <br />items of consideration: <br /> <br />3 <br />
