<br /> CERTIFICATE OF COMPLETION <br /> THE STATE OF TEXAS} <br /> THE COUNTY OF HAYS} <br /> WHEREAS, on the 6th day of April, 1976, the Urban Renewal Agency <br /> of the City of San Marcos, Texas, a municipal corporation of Hays <br /> County, Texas (hereinafter referred to as "GRANTOR") and Rodney Baughn <br /> (hereinafter referred to as "GRANTEE") entered into a contract for the <br /> conveyance and redevelopment of one tract of land, being described as <br /> follows: <br /> FIELDNOTES FOR .48 ACRE OF LAND BEING A PORTION OF <br /> LOTS 1,2, 14 AND 15, BLOCK 3, KATY ADDITION AND A <br /> PORTION OF THE NORTH-SOUTH ALLEY BETWEEN McGEHEE <br /> STREET AND NORTHCRAFT STREET. <br /> BEGINNING at a point on the west line of lot 1, <br /> Block 3, Katy Addition, a subdivision in the City <br /> of San Marcos, Texas, as recorded in the Hays <br /> County plat records under Volume 34, Page 117, said <br /> point being N 09 25'00" W a distance of 10.0 feet <br /> from the southwest corner of said Lot 1, Block 3, <br /> Katy Addition, also being on the east right-of-way <br /> line of McGehee Street; <br /> THENCE, along said east right-of-way line of <br /> McGehee Street, N 09 25'00" W a distance of 115.0 <br /> feet to a point on the west line of lot 2, Block 3, <br /> said Katy Addition; <br /> THENCE, N 80 41'58" E at 160.0 feet, passing the <br /> east line of Lot 2, Block 3, Katy Addition, same <br /> being the west right-of-way line of the north-south <br /> alley between McGehee Street and Northcraft Street, <br /> at 175.0 f"eet, passing the west line of Lot 14, <br /> Block 3, said Katy Addition same being west <br /> right-of-way line of said alley, and continuing on <br /> in all a distance of 180.0 feet to a point which <br /> lies N 80 41'58" E a distance of 5.0 feet from said <br /> west line of Lot 14, Block 3, Katy Addition; <br /> THENCE, S 09 25'00" E a distance of 115.0 feet to a <br /> point which lies N 09 25'00" W a distance of 10.0 <br /> feet and N 80 41'58" E a distance of 5.0 feet from <br /> the southwest corner of Lot 15, Block 3, said Katy <br /> Addition; <br /> THENCE, S 80 41'58" W a distance of 180.0 feet to <br /> the POINT OF BEGINNING, containing .48 acre of <br /> land. <br /> WHEREAS, the GRANTOR conveyed the above described property to <br /> GRANTEE by General Warranty Deed dated April 6, 1976, of record in <br /> Volume 283, Pages 195-199, of the Hays County Deed Records, Texas; and, <br /> WHEREAS, the GRANTEE completed the improvements required to be <br /> constructed upon the above described property in accordance with the <br /> conditions numbered SECOND, THIRD and FOURTH in said Deed; NOW, <br /> THEREFORE, <br /> IT IS HEREBY CERTIFIED, by the City of San Marcos, <br /> Successor-in-interest to the Urban Renewal Agency of the City of San <br /> Marcos, that the terms and po.:ovisions of the conditions numbered <br /> SECOND, THIRD and FOURTH in the above mentioned Deed have been <br /> satisfactorily carried out and fully complied with. <br /> EXECUTED this 14th day of April, 1992. <br />
