ARTICLE 6. DOWNTOWN DESIGN STANDARDS <br />San Marcos, Texas <br />ARTICLE 6. DOWNTOWN DESIGN STANDARDS <br />6.1. INSTRUCTIONS <br />6.1.1. Applicability <br />a. Lots and buildings located within Downtown San Marcos as defined <br />by the Design Contexts Map in the Downtown Design Guidelines <br />Appendix to this Code and governed by this Code shall be subject to <br />the requirements of this Article. <br />6.2. CONTEXTUAL HEIGHT STEP DOWN REQUIREMENT <br />6.2.1. SPECIFIC To ZONES T4, T5 <br />a. A step down in height is required for all buildings adjacent to a <br />Sensitive Site. <br />b. A maximum height of three stories is permitted within 25 feet of a side <br />property line adjoining a Sensitive Site. <br />c. A maximum height of three stories is permitted within 12 feet of a front <br />property line across the street from a Sensitive Site. <br />.
