<br /> EXHIBIT A <br /> PERFORMANCE ST A TEMEf\If <br /> City of San Marcos <br /> Contractor shall carry out the following activities in the target area identified on the map in its <br /> 1990 Housing Development Fund application: <br /> Affordable New Housinq <br /> <br /> Contractor shall contract with a neighborhood-based, non-profit organization to implement an <br /> Affordable Housing Program which shall construct ten (1O) new, single family units on lots owned <br /> and deeded by the City of San Marcos in the Victory Gardens and Dunbar neighborhoods. Each <br /> housing unit shall consist of a maximum of nine hundred fifty square feet (950 sq.ft.) with a <br /> mortgage loan program based on the construction costs associated with each housing unit at an <br /> average cost of Twenty Three Thousand and NoJ100 Do\\ars ($23,000), and not to exceed ThIrty <br /> Thousand and No/10O Dollars ($30,000) per unit. These activities shall benefit forty (40) persons, of <br /> which forty (40) or one hundred percent (100%) are of low to moderate income. Contractor shall <br /> utilize Two Hundred Thirty Thousand and No/100 Dollars ($230,000) of contract funds to complete <br /> these construction activities. <br /> Acquisition <br /> <br /> Contractor shall deed ten (1O) lots valued at Seventy-seven Thousand Seven Hundred Fifty and <br /> No/10O Dollars ($77,750) to carry out all acquisition of needed real property, easements and/or <br /> rights-of-way in compliance with the Uniform Relocation Assistance and Real Property Acquisition <br /> Policies Act of 197O (42 U.S.C. Sec. 4601 etseq.) and HUD implementing regulations (49 C.F.R. part <br /> 24). <br /> Administration <br /> Contractor shall utilize Twenty Thousand and No/100 Dollars ($20,000) of contract funds to carry <br /> :Jut all project administration activities, including the cost associated with the required annual <br /> program compliance and fiscal audit. It is further understood that any costs above this contract <br /> amount incurred by Contractor for these activities shall be paid for with local funds. <br /> Page 1 of 1 <br />
