<br /> Lease and Lessee agrees to indemnify and hold Lessor harmless <br /> from and against any and all costs, expense or liability for <br /> commissions or other compensations and charges claimed by any <br /> other broker or agent with respect to this Lease. <br /> 17.10 The Parties hereto agree that the Laws of the State of Texas <br /> shall govern this Lease and that proper venue for enforcement of <br /> this Lease shall lie in Hays County, Texas. <br /> 17.11 In the event Lessee shall continue to occupy the premises beyond <br /> the term of the leased period or any extension thereof, such <br /> holding over shall not constitute a renewal of this Lease <br /> Agreement but shall be a month-to-month tenancy only upon the <br /> same terms and conditions herein set out. <br /> ARTICLE. XVIII. <br /> Notices <br /> 18.1. City Manager ATTENTION.: Lillian Ayers <br /> 630 East Hopkins Street RR #1, Box 310 <br /> San Marcos, Texas 78666 Blanco, Texas 78606 <br /> ARTICLE XIX. <br /> Special Conditions <br /> 19.1 Lessee shall, within one year of the commencement date of this <br /> Agreement, operate an exhibition hall of aviation and military <br /> memorabilia and aircraft as well as a gift shop on the Leased <br /> Premises. A minimum donation of $2.00 a person shall be <br /> requested for entrance to the éxhibition hall. One-half of the <br /> gross proceeds collected by Lessee from its operations of the <br /> Aviation Exhibit Hall and one-half of the gross margin proceeds <br /> collected by Lessee from the operations of the gift shop shall <br /> be paid to Lessor quarterly based on the calendar year.
