<br /> I ). 'L <br /> is to be made within ten (10) days of the last day of the <br /> previous month and shall be based on Lessor's income during the <br /> previous month. <br /> 2.4. Lessee agrees to pay to Lessor a monthly fee for the use of <br /> tie-down or any other facilities for aircraft, motor vehicles or <br /> any other equipment or items, if any, under the custody and <br /> control of the Lessee or any employees, agents or customers of <br /> the Lessee which are outside of the Leased Premises. The excess <br /> space or area will be charged at the then established standard <br /> rental or use fee as prescribed by the Lessor. <br /> 2.5. Lessee shall provide to Lessor, upon reasonable notice, all <br /> business records reasonably necessary to verify the amount of <br /> fees and/or percentage rental due under this L~ase. Should the <br /> commencement or termination of this Lease take effect on other <br /> than the first day of a month, all monthly rents and fees <br /> payable by Lessee for the first month under this Lease shall be <br /> prorated accordingly. <br />- 2.6. that all airport derived from <br /> Lessor agrees revenue Lessee and <br /> I should <br /> any other user of the property be allocated toward the <br /> maintenance of the Airport and improvements thereof; provided, <br /> however, that this requirement shall not be considered mandatory <br /> upon the Lessor unless it is so required by existing indenture <br /> or agreement with the Federal Government or any amended or <br /> substitute indentures and agreements hereinafter entered into <br /> with the Federal Government. <br /> 2.7. Should Lessee fail to pay when due any rent or any other sum <br /> payable to the Lessor under the terms of this Lease, then <br /> interest at the maximum legal rate in the State of Texas shall <br /> accrue from and after the date on which any sum shall become due <br /> and payable, and interest shall be paid by Lessee to Lessor at <br /> the time of payment of the sum upon which the interest shall <br />"- <br /> have accrued. <br /> 2.8. The term of this Lease shall commence on , <br /> 1992 and shall extend for a period of twenty (20) years with the <br /> -3- <br />
