UTILITIES <br /> 10.01 Landlord agrees to cause to be provided and maintained <br /> the necessary mains, conduits, and other facilities necessary to <br /> supply water, gas, electricity, telephone service, and sewerage <br /> service to the Demised Premises. <br /> 10.02 Landlord shall provide all utilities except telephone <br /> ~ <br /> and janitorial services. <br /> 10.03 Landlord shall not be liable for any interruption in <br /> utility services which are due to fire, accident, strike, acts of <br /> God, or other causes beyond the control of Landlord, or that occur <br /> in order to facilitate alterations, repairs, or improvements. <br /> ARTICLE XI.
