<br />VERAMENDI SURVEY NO. 1, ABSTRACT NO. 17, HAYS COUNTY, TEXAS, AND
<br />BEING ALL OF A CALLED 1. 18 ACRES TRACT DESCRIBED AS "TRACT NO. TWO" IN
<br />A TAX RESALE DEED TO ROBERT PEYTON, AND RECORDED IN VOLUME 2386,
<br />PAGE 4 OF THE OFFICIAL PUBLIC RECORDS OF HAYS COUNTY, TEXAS, AND
<br />FUR'T'HER DESCRIBED IN VOLUME 70, PAGE 12 OF THE DEED RECORDS OF HAYS
<br />COUNTY, TEXAS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND
<br />BOUNDS AS FOLLOWS:
<br />BEGINNING in the west right -of -way line of Farm -to Market Road No. 2439 (FM 2439), also
<br />known as Hunter Road, an 80 -feet wide right -of -way according to TxDOT Right -of -Way Map
<br />No. CSJ 2293 -01 -001, for the northeast corner of said 1.18 acres tract, same being the southeast
<br />corner of a tract described in a deed to Nick Lara, and recorded in Volume 228, Page 569, said
<br />Deed Records of Hays County, Texas;
<br />THENCE with said west right -of -way line of FM 2439, same being the east line of said 1.18
<br />acres tract, the following two (2) courses and distances:
<br />with the arc of a curve to the left a distance of 18.45 feet, said curve having a radius of
<br />1,320.98 feet, a central angle of 0 °48'01" and a chord bearing S19 °55'47 "W a distance of
<br />18.45 feet to a 1/2-inch iron rod with plastic cap stamped "HALFF ASSOC INC." set for
<br />a point of tangency, and from which a 1/2 -inch iron rod found in the southeast right -of-
<br />way line of said FM 2439, same being the northeast line of a called 9.761 acres tract in a
<br />Special Warranty Deed with Vendor's Lien to Purgatory Creek LTD., and recorded in
<br />Volume 3917, Page 379, said Official Public Records of Hays County, Texas, bears
<br />S70 °28' 14 "E a distance of 80.00 feet, and
<br />2. S 1991'46 "W a distance of 164.40 feet to the southeast corner of said 1.18 acres tract,
<br />same being the northeast corner of a called 17.88 acres tract described in a Trustee's
<br />Deed to Gerald Green, 'Trustee, and recorded in Volume 711, Page 700 of the Real
<br />Property Records of Hays County, Texas, and from which a 1/2-inch iron rod found bears
<br />S82 °49'45 "E a distance of 0.45 feet,
<br />THENCE leaving said west right -of -way line of FM 2439, with the south line of said 1.18 acres
<br />tract, same being the north line of said 17.88 acres tract, N82 °49'45 "W, passing at a distance of
<br />303.46 feet a 1/2-inch iron rod found, and from which a 1/2-inch iron rod found bears
<br />N83 °50'49 "W a distance of 3.58 feet, and continuing in all a distance of 337.18 feet to a 1 -inch
<br />iron pipe found for the southwest corner of said 1.18 acres tract, same being an angle point in
<br />said north line of the 17.88 acres tract;
