All that certain parcel of land situated in the City of San Marcos in Hays County, Texas, consisting of a portion of Lot No.5 in Block No. 20 of the Original Town of San Marcos according to the map or plat of said original town recorded in Volume 46, page 448, Deed Records of Hays County, Texas, and which portion of said Lot No. 5 covered hereby is more fully described by metes and bounds as follows: Beginning in the South Line of said Lot No.5 which is common with the north line of what is now known as East Hopkins street at the southeast corner of the western 34 feet of said Lot 5 described in and conveyed by that deed from S.M. Watkins to W.H. Harper, dated September 7, 1872, and recorded in Volume H, pages 208,209, Deed Records of Hays County, Texas; Thence in an easterly direction and with said Line of Lot No. 5 and said line of east Hopkins Street 45.17 feet more or less to the southeast corner of said Lot No. 5; Thence in a northerly direction and with the east line of said Lot No. 5 which is common with the west line of North Austin Street (Lyndon B. Johnson Blvd.) 157.67 feet more or less to the southeastern corner of that portion of said Lot No. 5 described in and conveyed by that deed from W.P. Donalson, et al, to the City of San Marcos dated November 15, 1937, and recorded in Volume 116, Pages 249-151, Hays County Deed Records; Thence west and with the soutþ line of said portion of said Lot 5, conveyed to the city of San Marcos 45.17 feet more or less to the southwest corner of said parcel of land conveyed to the City of San Marcos in the east boundry line of said Harper tract; Thence in a southerly direction and with the east line of the Harper tract 157.67 feet more or less to the place of beginning. a 91 ,.."
