<br /> -3- <br /> 6. PROPERTY COIIDITIOH. <br /> A. Buyer accepts the Property subject to the following <br /> inspections and related conditions. Buyer shall have the right at <br /> Buyer's expense, within 30 days from the date of this contract, to <br /> have the foundation, roof, load-bearing walls, floors and <br /> ceilings, and the plumbing, mechanical and electrical systems <br /> within or serving any buildings on the Property inspected by <br /> inspectors of Buyer's choice to determine which items are in need <br /> of repair or are not performing the function for which intended. <br /> All inspections shall be by trained and qualified persons who <br /> regularly perform inspection services, and all repairs shall be <br /> made by trained and qualified persons who are, where applicable, <br /> licensed and bonded and/or manufacturer-approved service <br /> personnel. For these purposes, Seller shall permit access to the <br /> Property at any reasonable time. Buyer may, on the basis of the <br /> nature and extent of any required repairs, cancel this contract <br /> within the 30 days, and no Broker's fee shall be owed. <br /> B. This contract is also subject to the obtaining by Buyer <br /> of a report within 60 days after the date of this contract from a <br /> qualified firm based on a preliminary environmental site <br /> assessment regarding the presence of building improvement or site <br /> conditions requiring environmental remediation under applicable <br /> federal, state or local laws. Seller shall pay 50%, up to a <br /> maximum of $1,000.00, towards the cost of this report, but shall <br /> be entitled to reimbursement of this cost from the Buyer in the <br /> event Buyer cancels this contract through no fault of Seller. <br /> Should the report identify required remediation, Seller may choose <br />
