<br /> SITE ANALYSIS <br /> "Site Analysis is a careful study of the factual data in relation to the <br /> neighborhood characteristics that create, enhance, or detract from the <br /> utility and marketability of the land or site as compared with competing <br /> comparable land or sites." (From the Appraisal of Real Estate, Ninth <br /> Edition, published by The American Institute of Real Estate Appraisers, <br /> 1987.) <br /> The appraisers have been instructed to appraise two separate sites within <br /> the scope of this report. The office building and studio are located on <br /> one site and approximately 90 feet to the east of the office building site <br /> is the parking area site which is also a subject of this report. Please <br /> refer to the plat map on the opposite page. <br /> legal Description: Portion of the south half of lot 1 and <br /> a portion of Lot 2, and Lot 3-A, Block <br /> 20 of the Original Town of San Marcos, <br /> Hays County, Texas. The reader should <br /> note that the parking area is Lot 3-A <br /> and the office building site includes <br /> portions of Lot 1 and a very small <br /> portion of lot 2. <br /> Land Size: 11,725.000 SF Parking Area <br /> 5.952.762 SF Building Site <br /> 11,677.760 SF of Total land Area <br /> Shape: The building site is basically square <br /> and the parking area is basically <br /> rectangular. <br /> Frontage/Access: The subject building site is most <br /> easily accessed by way of Guadalupe <br /> Street with which it has approximately <br /> 75 feet of frontage. The parking area <br /> is most easily accessed by Hutchison <br /> Street and it has approximately 73.53 <br /> feet of frontage on that street. Both <br /> sites are also accessible via alley <br /> ways off of Lyndon B. Johnson Drive and <br /> Hopkins Street. <br /> Topography: Basically level. The parking area is <br /> slightly sloping to the north toward <br /> Hutchison Street. <br /> Floodplain: According to available floodplain maps, <br /> this site does not appear to be <br /> adversely impacted by the 100 year <br /> floodplain. <br /> Zoning: Both the parking area and the building <br /> site are designated in the city of San <br /> Marcos's master plan as being located <br /> within the Central Business Area. <br /> 87 <br />
