<br />Chapter 2 <br /> <br />Sector Four Today <br /> <br />Victory Gardens Park. Floodway in Sector Four includes the floodway along the San <br />Marcos River, Willow Springs Creek and a branch of Cottonwood Creek. <br /> <br />Industrial <br />Approximately 10% of the acreage in Sector Four is industrial land use. The largest <br />industrial land uses include Thermon, Wide-Lite, Gulf Business Forms, Mensor, <br />Parkview Metal Products, Proseed USA, and Stokes Construction, <br /> <br />Commercial <br />Approximately 9% of the acreage in Sector Four is commercial land use, which includes <br />retail and office uses. The majority of commercial uses in Sector Four are located along <br />IH-35, Guadalupe Street, LBJ Drive, Cheatham Street, Hopkins and C.M. Allen <br />Parkway. . <br /> <br />Public and Institutional <br />Approximately 5% of the acreage in Sector Four is public and institutional. The public <br />and institutional land uses include the City Hall complex, Police Headquarters, SMCISD <br />Administration, Southside Community Center and several churches. <br /> <br />Duplex <br />Less than 1 % of the acreage in Sector Four is duplex land use. Duplexes, two dwelling <br />units on one lot that share a common wall, are found mainly along Haynes Street in the <br />Rio Vista neighborhood. <br /> <br />Multifamily <br />Less than 1 % of the acreage in Sector Four is multifamily land use, which is more than <br />four dwelling units on one lot. The only multifamily project in Sector Four is the 30-unit <br />Chapultepec complex on LBJ Drive. <br /> <br />Mobile Home <br />Less than 1 % of the acreage in Sector Four is mobile homes land use.
