EaSt Guadalupe, Rio <br />Vista and Vinory Gardens <br />neighborhoods are located in [he <br />sector The single family homes are <br />generally modest and older with <br />vacant lots scattered throughout <br />the neighborhoods. The northern <br />portions of the sector close to <br />downtown tend [0 have imermin. <br />gling uses. Much of the ci[y's indus- <br />try is located in the middle and <br />sou[hern portions of the sector <br />along with several motels and <br />public services, including City Hall. <br />Senor 4 contains 1,8 square miles <br />and is bound by Hopkins. The only significam <br />inconsiS[ency between Zoning Map <br />and Future Land Use Map is [he <br />northern corner of Centerpoint <br />and Inters[ate 3S, zoned as FD and <br /> <br />L1, bU[ shown as commercial on <br />[he Future Land Use Map. <br />The middle and southern por- <br />tions of the sector have increased <br /> <br />commercial activity <br /> <br />In 2004, the City adop[ed an <br />infill incentive program that in- <br />cluded Vinory Gardens and East <br />Guadalupe as "target areas" Two <br />houses have been comple[ed in <br /> <br />Vinory Gardens since its adoption. <br /> <br />The senor received its first <br />large mul[i-family complex, located <br />be[ween Guadalupe and Wonder <br />World. In addition, the property <br />along Interstate 35 between Gua. <br />dalupe and LBJ was redeveloped <br /> <br />in[o a restaurant area in 2006. <br /> <br />The completion of Wonder <br />World Drive provides the firs[ link <br />between the eas[ern and western <br />portions of the city without an at- <br />grade railroad crossing, With this <br />change, [he area may become <br />more appealing to commercial and <br />industrial developmem as a signifi. <br />cam [horoughfare. <br /> <br />Two large sidewalk projens are <br />undecvvay One project is along <br /> <br />Guadalupe Street, while the other <br />is along Hopkins and includes a <br />large pedes<rian bridge over the <br />San Marcos River Rio Vista Dam, <br />constructed in 1904, was replaced <br />in 2006 due to damage, The new <br />facility, Rio Vista Falls, enhanced <br />recreational opportunity in the <br />area while still providing flood <br />control.
