<br /> budget authorized by the CITY, the ARCHITECT shall prepare for each <br /> phase of the Project program all construction contract documents using <br /> forms supplied by the CITY (which do not include plans or technical <br /> specifications) including plans and specifications setting forth in <br /> detail the requirements for construction, subject to review and <br /> approval by the CITY prior to completion. The ARCHITECT shall insure <br /> that the documents comply with all applicable construction codes which <br /> are known or which should reasonably be known to the ARCHITECT and <br /> other federal, state and local regulations. <br /> 1.3.2 The ARCHITECT shall advise the CITY of any adjustments to <br /> previous cost estimates indicated by changes in requirements or general <br /> market conditions by preparation of a revised, detailed cost estimate <br /> prior to completion of the construction contract documents for each <br /> phase. <br /> 1.3.3 The ARCHITECT shall assist the CITY in the preparation of <br /> documents required for the approval of governmental authorities having <br /> jurisdiction over the Project. <br /> 1.3.4 The ARCHITECT shall conduct a review meeting with the CITY <br /> prior to completion of the construct,ion contract documents for each <br /> phase of the Project program. <br /> 1.4 BIDDING PHASE <br /> 1. 4.1 The ARCHITECT, following the CITY's approval of the <br /> construction contract documents and of the latest detailed cost <br /> estimate for each phase of the Project program, shall assist the City <br /> in obtaining bids, tabulating bids, and in awarding the contract for <br /> construction for each respective phase. The ARCHITECT shall assume the <br /> responsibility for the printing of the construction contract documents, <br /> the distribution of same to prospective bidders and to plan rooms, and <br /> the issuance of addenda (if any) following CITY's prior approval. The <br /> ARCHITECT shall assist the CITY in reviewing the Statements of Bidder's <br /> Qualifications, financial statements of bidders, lists of bidders' <br /> proposed subcontractors, and all other documents required to be <br /> submitted with the bids, and shall make a recommendation to CITY <br /> regarding award of bid for each construction contract. ARCHITECT shall <br /> also conduct a pre-bid conference for each contract and shall answer <br /> all questions of prospective or potential bidders and the CITY's staff <br /> -7- <br />
