STATE OF TEXAS JOHN WILLIAMS SURVEYS COUNTY OF HAYS 3.75 ACRES 60 FOOT ACCESS EASEMENT TRACT "C" — B1 BEING A CENTERLINE DESCRIPTION OF A PROPOSED 60 FOOT WIDE ACCESS EASEMENT OVER A PORTION OF THAT CERTAIN CALLED 289.53 ACRE TRACT OR PARCEL OF LAND SITUATED IN THE JOHN WILLIAMS SURVEYS, HAYS COUNTY TEXAS, AS CONVEYED TO CLOVIS BARKER AND MEDICAL X -RAY CONSULTANTS, P.A., PROFIT SHARING PLAN AND TRUST BY DEED DATED JUNE 30, 1995 AND RECORDED IN VOLUME 1158, PAGE 659 OF THE OFFICIAL PUBLIC RECORDS OF HAYS COUNTY, TEXAS, SAME BEING OVER A PORTION OF THAT CERTAIN 60 FOOT WIDE ACCESS EASEMENT CONVEYED AS TRACT 2 EASEMENT ESTATE, AS CONVEYED TO THE CITY OF SAN MARCOS BY WARRANTY DEED DATED JANUARY 30, 2012 AND RECORDED IN VOLUME 4272, PAGE 641, OFFICIAL PUBLIC RECORDS OF HAYS COUNTY, TEXAS AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCING at the northwest corner of Lot 52, of the Estates of San Marcos, an addition to I ays County, Texas according to the map thereof recorded in Volume 5, Page 180 of the Plat Records of Hays County, Texas, same being at the common southeast corner of that certain called 1.11 acre tract of land (a 60 foot road easement) described as Exhibit "C" in the above - mentioned Clovis Barker deed, and being in the center of Purgatory Creek; THENCE departing said Purgatory Creek and said Estates of San Marcos Subdivision, along the east line of said 1.11 acre tract and the common east line of said 60 foot road easement, the following courses and distances numbered (1) through (3): 1) North 02 °08'54" West (N 02'l l'00" W Record) a distance of 558.08 feet to the beginning of an arc of a curve to the left; 2) Northwest a distance of 248.99 feet along the arc of said curve to the left, having a radius of 330.00 feet and a chord which bears North 23 045' 54" West, a distance of 243.13 feet to the northeasterly corner of said 1.11 acre tract and 60 foot road easement; 3) South 44 037'06" West, a distance of 30.00 feet to the SOUTHWESTERN TERMINUS and POINT OF BEGINNING of the centerline herein described, and from which a 1/2" iron rod found at the northwesterly corner of said 1.11 acre tract and 60 foot road easement, the common northerly corner of that certain called 1.61 acre tract of land described as Exhibit "C" in the said Clovis Barker deed, bears South 44 °37'06" West, a distance of 30.00 feet; THENCE departing said 1.11 acre tract and 60 foot road easement, along the meanders of an existing ranch road and the centerline of the 60 foot road easement herein described, the following courses and distances numbered (1) through (21): 1) North 48 131'29" West, a distance of 88.36 feet to an angle point; 2) North 08 111'00" East, a distance of 112.25 feet to an angle point; 3) North 07 °35'51" West, a distance of 117.67 feet to an angle point; 4) North 02 °10'02" East, a distance of 195.25 feet to an angle point; 5) North 36 050'56" West, a distance of 93.26 feet to an angle point; 6) North 69 °13'28" West, a distance of 128.15 feet to an angle point; 7) North 53 034'38" West, a distance of 59.84 feet to an angle point; 8) North 19 °36'49" West, a distance of 66.78 feet to an angle point; 9) North 18 °35'58" East, a distance of 49.37 feet to an angle point; 10) North 68 012'01" East, a distance of 77.54 feet to an angle point;
